Ballysteen is a cosy traditional holiday chalet situated in Brundall, just to the South East of Norwich, on the banks of the River Yare. With wonderful views up and down the river, sit inside the riverside lounge or outside on the decking and watch the ducks, swans, grebes, herons and, if lucky, the odd kingfisher or otter. The village of Brundall is close to the heart of the Norfolk Broads with a railway station just 5 minutes walk away to access Norwich (2 stops), Yarmouth or Lowestoft. The White Heron (formerly The Yare) is the local pub / restaurant and is open 7 days a week. The East Hills Cafe is within walking distance and serves lunches, afternoon teas (including cream teas) and evening meals in a beautiful setting. There are 2 local pubs within easy driving distance, The Ram in Brundall Village (1 mile) and the Shoulder of Mutton in Strumpshaw (2 miles).

The village has 2 well stocked supermarkets as well as a choice of takeaways, (Indian, Chinese and a Chippy). It is surrounded by beautiful countryside with many riverside walks and cycle routes. Good bream, perch, pike and roach can be caught directly from the deck during fishing season. Day boats can be hired within a short walk from the chalet and there are regular cruises from nearby boatyards. Information leaflets on walks, cycle rides, local attractions, eating places and train times are in the chalet.

Location Information

Ballysteen is in a fantastic location on the Southern Broads, within easy reach by car or train of Norwich, local villages, pubs, restaurants and attractions.

The Norfolk Coast and sandy beaches are a short drive from the property.

There are numerous family-friendly attractions in the local area, including the Mediaeval City of Norwich with it's Castle, Cathedral and open market. Slightly further afield, you can visit Wroxham Barns, (Horning), the Bure Valley Railway and Broads Tours river trips.

Terms & Conditions


CHARGES & TERMS:

A deposit of £150 per break/holiday secures the reservation. The full cost of the holiday is payable 8 weeks before arrival. If you book less than 8 weeks prior to your holiday, we will require full payment at the time of booking.

CANCELLATION:

If you cancel your booking prior to 8 weeks before your holiday, the deposit will be forfeit. If cancelled within 8 weeks of the arrival date, the total payment is forfeit. As a matter of goodwill, a refund less the deposit will be made if another guest takes up the booking. Guests may consider taking out holiday insurance if this is a concern

PAYMENT:

All payments should be made by cheque or BACS transfer to the owners directly.

OCCUPANCY:

Occupancy shall be from 3pm on the day of arrival to 10am on the day of departure.

GROUP BOOKINGS:

The owners reserve the right to refuse group bookings or other persons who in their opinion are unsuitable for the accommodation.

BED LINEN & TOWELS:

All bed linen is included. Towels are not provided and we ask guests to bring their own towels please

ELECTRICITY:

Included in the hire charge.

SMOKING:

For the comfort of all guests NO SMOKING is allowed in this property.

IN CASE OF COMPLAINT:

While it is unlikely that you should have a complaint about our holiday home, occasionally things do go wrong. If you have a problem during your stay, you MUST inform the owners immediately who will endeavour to rectify the matter. The owners will not accept liability for any dissatisfaction or other complaint not reported during your stay.

The latest terms and conditions of hire & your holiday contract will be with owners directly. All payments will be made to the owners directly with balances due 8 weeks beforehand. The Terms & Conditions will be sent out to you directly by the owners.

Fishing on the Broads

Important Information

  • Fishing is available from the property.
  • The variety of fish on the Broads include: pike, carp, eel, bream, roach, trench, perch and rudd.
  • A fishing licence is required, this can be purchased online via the Environment Agency here.
  • Fishing available during open season. Closed season is between 14th March - 16th June.

Canoeing on the Norfolk Broads

Brundall - There are 2 Co-op supermarkets as well as a Chinese takeaway and a fish and chip shop. There is an Indian Restaurant in Blofield, 10 minutes away by car.

Pretty Norfolk Broads Villages & market towns nearby - Horning, Coltishall, Potter Heigham, Ludham.

Norwich - The City of Norwich is a 10 minute drive or 40 minute walk away.

Museum of the Broads - Visit here to discover the history of the Broads. Picnic area next to the river, dog-friendly. Open Sunday, Tuesday and Thursday from 11am - 3pm.

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning.

Bike Hire - Broads By Cycle offers bike hire in several pick-up and drop-off docking areas.

Great Yarmouth - Norfolk's premier sea-side resort. There are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafés/restaurants.

Wildlife - The Broads is home to a large number of species including seals, otters, water vole and Chinese water deer.

Birds - There are many rare species of bird that have made the Broads their home, including bitterns, kingfishers, grebes, marsh harriers and warblers.
