Langtons View is a lovely 2 bedroom cottage located down a cut off the River Bure in the pretty village of Horning. Complimentary parking is available right next to the property.

This cottage sleeps up to 4 people in a double and a twin bedroom. The open plan living and dining area is equipped with a 50" flatscreen TV plus DVD and has sliding patio doors opening onto a private south facing balcony, with patio furniture, ideal for dining 'al fresco'. Sit on the balcony with your morning coffee watching the hustle and bustle on the river or relax here in the evening’s whist enjoying your complimentary bottle of wine and watching the amazing Norfolk sunsets.

Your accommodation comes with a private pontoon for mooring a day boat (available to rent). It is also the perfect spot for the avid fisherman where you can catch Pike, Tench, Bream and Roach. Alternatively, be poised with your binoculars to spot the abundant wildlife. Horning is a picturesque village with many convenient and interesting shops, a deli, butchers, newsagent, post office, small grocery store and several restaurants & tearooms. Sit and enjoy views of the river and watch the sailing boats from the nearby yacht club.

Perhaps the best way to see the area is out on the river but you also have the medieval city of Norwich to explore or the fine beaches of the Norfolk coast such Cromer, Horsey Mere or Great Yarmouth. There are many family activities available such as watersports (paddle boarding is available locally in Horning), heritage railways, adventure parks and wildlife spots such as Hickling Broad which is the largest expanse of water of all the Broads and is an area of Site of Special Scientific Interest. All in all this is a home from home where you can make the holiday as relaxed or busy as you like whilst enjoying the peace and tranquillity that the Norfolk Broads offer.

Terms & Conditions


1. Your Contract:

Your contract is with Norfolk Cottages Holiday Let (referred to throughout these terms & conditions as NCH).

2. Use:

The property shall be for holiday use only* Please be aware Horning is a working village and the owners are not responsible for any third party work that may be going on in the surrounding area. Fishing tackle and bait is not permitted inside the cottage at any time.

3. Extra Persons:

The number of persons in your party must be stated and must not exceed this, except if provision for such extra persons have been specified.

4. Booking & Deposit:

Please telephone to ensure the date you require is free. On confirmation of this, your booking will be provisionally accepted. Official confirmation of booking will be made on receipt of your cheque for your initial deposit payment of 25% of the total cost of your holiday, which you are required to send within 7 days of making your provisional booking. NB: Please make cheque's payable to "Norfolk Cottages".

5. Outstanding balance:

Once your booking is confirmed and deposit received, you are responsible for the terms of hire. The balance of the hire must be paid no later than 8 weeks before the start of your holiday. If the balance is not paid, "NCH" reserves the right to cancel the booking. "NCH" also reserves the right to recover the cost of any bank charges incurred in handling dishonoured cheque's. Post dated cheque's, credit cards, direst debit payments and foreign currencies are not accepted.

6. Cancellation of Booking:

If you cancel your booking, you must immediately notify "NCH" and confirm the cancellation in writing. This will take effect from the receipt of the written confirmation. Your deposit is forfeited in all cases of confirmation. You are responsible for the balance of hire.

7. Cancellation:

If we decide the property is unsuitable for letting due to circumstances beyond our control all monies paid will be refunded. We cannot however pay any compensation or expenses you may incur as a result of cancellation Non arrival: If you do not arrive on the day commencing your hire start date and have not advised "NCH" that you will be late, "NCH" will be entitled to re-let your holiday home.

8. Occupation:

Normal time for occupation is 4.00pm. On departure you are required to vacate your holiday home by 9.00am. on the departure date. You are required to leave it in a clean and tidy condition and advise of and pay for any damage, loss or excessively dirty.

9. Unsuitable Hirers:

"NCH" reserve the right to refuse to accept a booking or hand over a property to anyone, who in its opinion, is unsuitable. In this event, all monies will be forfeited.

10. Injury or Damage to you or your property:

"NCH" is not responsible for death or personal injury or for loss or damage to you or your property, including your car and its contents, unless caused by our negligence or wilful default.

11. Hirers equipment:

You may not take into the holiday property, portable heaters of any type, lighting equipment or anything which may cause danger to the property, its equipment or its occupants.

12. Pets:

No animals of any type or description are allowed in the property at any time.

13. All damages and breakages

are the legal responsibility of you, the hirer and should be notified to NCH at the time of damage/breakage and before the end of your holiday this includes any defects or breakages to the building and its facilities. Their cost shall be refunded on demand. However, minor damage or breakages will not normally be charged but we do reserve the right to charge bad tenants for extra cleaning, breakage or damage beyond what is reasonably expected. NCH reserve the right to charge you any additional costs incurred as a consequence and may, at their discretion, refuse future bookings. NCH has the right to enter the property (without prior notice if this is not practical or possible) if special circumstances or emergencies arise (for example if repairs need to be carried out and hirers are not available).

14. All Male/Female Parties:

All Male/Female parties are required to pay a damage deposit of £100, Payable with initial booking deposit, which will be refunded at the end of the hire period upon a final inspection of the property, prior to departure.

NB: Hirers are liable to take out their own holiday insurance.

Important Information

  • Fishing available from the property.
  • The variety of fish on the Broads include: pike, carp, eel, bream, roach, trench, perch and rudd.
  • A fishing licence is required, this can be purchased online via the Environment Agency here.
  • Fishing available during open season. Closed season is between 15th March - 15th June.

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning.

Bike Hire - Broads By Cycle offers bike hire in several pick-up and drop-off docking areas.

Great Yarmouth - Norfolk's premier sea-side resort. There are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafes/restaurants.

Norwich - Just under 30 minutes away.

Wildlife - The Broads is home to a large number of species including seals, otters, water vole and chinese water deer.

Birds - There are many rare species of bird that have made the Broads their home, including bitterns, kingfishers, grebes, marsh harriers and warblers.
