Booking Terms & Conditions of Hire - Top Deck Cottage - Horning, Norfolk Broads

1. YOUR BOOKING
After making your provisional holiday reservation you will be requested to pay a booking deposit of 25% of the hire cost if your holiday start date more than 8 weeks after the date of your provisional booking. If booking within 8 weeks of your holiday start date, full payment will required at the time of booking. In either case, your provisional booking will be held for no longer than 7 days for receipt of your payment, after which your provisional booking will lapse. Your booking is not confirmed until either your deposit or full payment has been received by the owners and your booking has been confirmed in writing to you by the owners.

2. PAYING THE BALANCE
Your balance of hire is due for payment, without demand, no later than 8 weeks prior to your arrival.

3. PRICE GUARANTEE
We reserve the right to vary prices without notice. the price of your holiday is however guaranteed once a booking confirmation has been received by you.

4. WHAT'S INCLUDED
You have use of the property including all gas, electricity, water, bed linen and bath towels. Your holiday home is available from 4.00PM on the day of your arrival. “The Owners” ask that you vacate the property by 10.00AM on the day of your departure, leaving it in a tidy condition to enable our cleaners to prepare for our newly arriving guests.

5. SECURITY DEPOSITS
“The Owners” understand that accidents do happen, but “The Owners” do ask that you inform them of any defects or breakages as soon as possible and pay for the repair or replacement so that neither you nor the following guests are inconvenienced.

6. CHANGING YOUR BOOKING
Any amendment to a confirmed booking may incur a small charge of up to £20 as an amendment fee. Changes within 8 weeks may result in additional cancellation charges.

7. CANCELLATION BY GUESTS
In the event of your needing to cancel, the following conditions will apply:
8 Weeks or more prior to departure - Deposit
Less than 8 Weeks - 100% of the total charge

8. CANCELLATION BY US
Should a property suddenly become unavailable for the dates hired by you due to unforeseen circumstances, all efforts will be made to offer suitable alternatives. If this is not possible, then all monies paid by you (the Hirer) will be refunded to you in full with no deductions but the Owners will incur no further liability of any kind. Under no circumstances will the Owners be liable to refund any amount exceeding the amount paid by the Hirer.

9. Liability
“The Owners” accept no liability whatsoever for any injury or loss sustained by guests or any other visitors to the home, or for any loss or damage howsoever caused to any property brought to the premises.

10. IN CASE OF COMPLAINT
While it is unlikely that you should have a complaint about our holiday home, occasionally things do go wrong. If you have a problem during your stay, you MUST inform “The Owners” immediately who will endeavour to rectify the matter. “The Owners” will not accept liability for any dissatisfaction or other complaint not reported to us during your stay.

11. INSURANCE
It is very strongly recommended that you have adequate personal and holiday cancellation insurance to cover you and all members of your party. This should be suitable for UK self catering holidays arranged independently of a travel agent and should include cancellation protection cover to safeguard you against loss of the cost of your holiday in the event of unexpected cancellation.

Under no circumstances will the Owners be responsible for loss of life, personal injury, medical expenses, accidents, damage to the Hirers property, personal effects or motor vehicle(s) and you should ensure that any insurance covers such eventualities.

12. WEBSITE LISTINGS
Our website is a guide to the quality and description of our holiday home and facilities. Changes to facilities or furnishings may be made without notice. No liability is accepted for unintentional errors, mistakes or omissions, which may arise as a result of subsequent changes.

1 3 . PETS
Well behaved pets are welcome at an extra charge as detailed on the properties webpage. Please ensure that pets are kept off the beds, sofas & chairs. Pets must not be left unattended in the holiday accommodation

For the comfort of all our guests our cottages are NO SMOKING.
