Auroras Dream lodge is a modern, well-equipped property situated on Hoburne Park within the Cotswold Water Park, offering beautiful direct lake views. Guests can use the extensive onsite facilities which include fishing, indoor and outdoor swimming pools, gym, entertainment, plus a bar and restaurant. Use of these facilities is included in the holiday price and your membership pass must be carried at all times whilst on site. Additional attractions including pedalos and crazy golf are available at an extra cost and are payable locally if required.

This 2 bedroom property can sleep up to 6 people in 1 double ensuite bedroom, 1 twin bedroom and a king size double height inflatable airbed in the lounge area. There is an open plan kitchen, dining and living area and outside there is a decking area with dimmable lights, a swing chair and a patio table and chairs.

The properties at Hoburne Park are set in a lovely family friendly location in the heart of the Cotswolds, close to Cirencester. There are plenty of opportunities to enjoy the great outdoors of the Cotswold Water Park with watersports, fishing, cycling, bird watching and walking.

The Cotswold Water Park is an area of outstanding natural beauty, located south of Cirencester and north of Swindon, covering just over 40 square miles with 150 different lakes offering a wonderful array of wildlife and leisure activities. There is a series of idyllic old Cotswold villages nearby and you can go for a walk to find the source of the Thames.

The Hoburne Park membership pass is included for your holiday. Membership passes must be carried at all times on the park and presented upon request on entry to the club house. Passes include lake fishing permit, access to swimming pools, bar and restaurant, and Gym. Additional on site activities including pedalos and crazy golf are payable locally.

Location Information

Auroras Dream Lodge is located at the Cotswold Water Park. Only a short drive to the old market town of Cirencester with a variety shops, pubs and restaurants.

The City of Bristol is only a 50 minute drive away and hosts many attractions such as the Clifton Suspension Bridge, Brunel's SS Great Britain & Bristol Zoo.

Within a mile of the holiday homes is the Gateway Centre with the Thames Path, National Cycle Route 45, Lakeside Brasserie and gym, The Boathouse, De Vere Cotswold Water Park Hotel, Spa 6, horse riding and an impressive range of watersports.

The property is set in the 40 square mile Cotswold Water Park in tranquil, quiet grounds overlooking Mallard Lake. Ideal for fishermen, nature lovers and the adventurous.

Terms & Conditions


1. Making your booking
At time of booking, you will be requested to pay a booking deposit of 25% if your holiday start date is more than 8 weeks after the date of your booking. If your booking is within 8 weeks of your holiday start date, full payment will be required at time of booking.
On receipt of your booking deposit, a contract of hire exists between the hirer and the owners.

2. Payment of the balance of hire
Your balance of hire is due for payment, without demand, no later than 8 weeks prior to your arrival. Failure to comply may result in the cancellation of the holiday and forfeiture of the deposit and payment of full cancellation charges.

3. Changes to your booking
After your booking has been confirmed, any changes will incur an administration cost of £20.00 to cover the cost of replacement paperwork. Changes within 8 weeks of the start date of your holiday may incur additional cancellation charges and all requested changes will be subject to availability.

4. Cancellation by the hirer
In the event of cancellation by you 8 weeks or more before your holiday, your 25% booking deposit will be non-refundable and you may be eligible to claim on your holiday cancellation insurance if taken (see item 6 below). Cancellation within 8 weeks of your holiday will forfeit the full hire amount paid (or due) unless the owners can re-let the property in which case only the 25% booking deposit will be forfeit to cover administration and re-letting costs.

5. Cancellation by the owner
Should a property suddenly become unavailable for the dates hired by you due to unforeseen circumstances, all efforts will be made to offer suitable alternatives. If this is not possible, then all monies paid by the hirer will be refunded in full with no deductions but the Owners will incur no further liability of any kind. Under no circumstances will the Owners be liable to refund any amount exceeding the amount paid by the hirer.

6. Cancellation and Personal Insurance
It is very strongly recommended that you have adequate personal and holiday cancellation insurance to cover you and all members of your party. This should be suitable for UK self-catering holidays arranged independently of a travel agent and should include cancellation protection cover to safeguard you against loss of the cost of your holiday in the event of unexpected cancellation.
Under no circumstances will the Owners be responsible for loss of life, personal injury, medical expenses, accidents, damage to the Hirers property, personal effects or motor vehicle(s) and you should ensure that any insurance covers such eventualities.

7. Liability
The Owners accept no liability whatsoever for any Loss, Damage, Injury or Accident to the Hirer or any member of the Hirer's party or property whilst in occupation of the property or its grounds insofar as this results from proven negligence of the Hirer or any member of the Hirer's party.

8. Bed linen and Towels
Your hire includes all bed linen. Towels are provided.

9. Pets
Strictly no pets are allowed.

10. Safety of children
There are a number of lakes on the site, so children must be supervised at all times and are the sole responsibility of the parents or guardian.

11. Swimming
There is strictly NO SWIMMING in any of the lakes.

12. Smoking
For the comfort of all guests and staff, no smoking or vaping is permitted inside the premises.

13. Behaviour
Behaviour of guests, and visitors, should not be excessive or rowdy, especially at night. Offensive or illegal behaviour will not be tolerated. You should show consideration to the owners, your neighbours and other guests at all times.

14. Price changes
Prices are correct at the time of publication but may change without notice with the exception of confirmed bookings. Confirmed bookings will not alter other than to reflect any changes in tax.

15. Arrival and departure times
Your holiday hire includes use of the property from 4.00pm on the day of arrival as specified in your booking confirmation until 10.00am on the specified day of departure. Early check ins and Later checkouts will result in an additional charge.

16. Maintenance Work
Improvements, maintenance and refurbishment to the facilities in the lodges and the grounds are carried out throughout the year. The owners will always do their best to ensure guests are not inconvenienced.

17. The owners reserve the right to refuse any booking.

18. Web Site & literature differences or omissions
Our web site and literature is intended as a guide to the properties and facilities only, and we reserve the right to make changes to the facilities provided or to the properties without prior notice. We regret we cannot accept any liability for errors mistakes or omissions which may arise from any differences between the properties or the facilities provided and our website or literature.

19. Force Majeure
The Owner shall not be liable for any loss, breach or delay due to any cause beyond the Owner's reasonable control including though not limited to Act of God, Explosion, Flood, Tempest, Fire or Accident, War or Threat of War, Sabotage, Insurrection, Civil Disturbance or Requisition, Acts, Restrictions, Regulations, Bye-laws, Prohibitions or Measures of any kind on the part of any governmental, parliamentary or local authority, Embargoes, Strikes, Lock-outs, or other Industrial Actions or Disputes. Under any such case the Owners shall be entitled to treat the contract as discharged.

Lake Fishing

Important Information

  • 1. Location: All fishing lakes at Hoburne Cotswolds are governed by National Fishery Bylaws and specific fishery rules. Fishing is only permitted in the bottom third of the main lake, as indicated by a buoyed rope.

  • 2. Rod Licence: All anglers aged 12 or over must have an Environment Agency Rod Licence, available from the local Post Office in South Cerney, or online.

  • 3. Number of Rods: You may fish in our lakes with a maximum of 2 rods per person.

  • 4. it is an offence to leave baited rods cast out into the water unattended. The test will be 'sufficient' control', which means you can go to sleep close to your rod(s) but cannot walk long distances from it/them.

  • 5. Landing Nets: Landing nets with knot-less mesh must not be used.

  • 6. Lead Weights: It is illegal to use lead weights smaller than one ounce, except for split shot of size 8 or smaller.

  • 7. Gaffs: The use of gaffs is prohibited.

  • 8. Rigs: All fishing rigs must allow the fish to discard the lead if the lines break. No fixed rigs allowed.

  • 9. Bait & Ground Bait: Bait and ground bait must be used only in moderation. Nuts and/or beans are prohibited.

  • 10. Close Season: There is no close season in operation.

  • 11. Litter & Discarded Tackle: You are responsible for removal and safe disposal of all litter and discarded tackle and are duty bound to advise reception in the event of snaring wildlife or losing tackle where it is not possible to salvage.

  • 12. Barbless Hooks: Barbless hooks must be used at all times in our lakes.

  • 13. Predator Fishing: Live bait and freshwater fish dead baits must not be used in our lakes. Sea fish dead baits and spinning/plug fishing is allowed.

  • 14. Fishing from Boats: Fishing from boats is not permitted on our lakes.

  • 15. Fishing Hours: Fishing may only take place between the hours of 8am - 10pm.

  • 16. Removal of Fish: All fish must be returned to the lakes immediately. No sacks or keep nets may be used to retain fish.


  • Kingfisher Lake: Carp to approx. 25lb, Tench to 8lb, Bream, Pike, Roach and Rudd.

  • Mallard Lake: Carp to 30lb, Tench, Bream, Roach and Rudd.

  • Heron Lake: 6 acre lake with Carp to 40lb, Tench to 10lb, Pike, Roach and Rudd.

The National Cycle Route 45 also goes right through the Cotswold Water Park, from Salisbury to Cirencester.

Cotswold Country Park & Beach - Great location for a picnic with BBQ stations available for hire & a children's swimming/paddling lagoon. There is a volley ball court, adventure playground as well as swan pedalos, rowing boats, SUPs, Kayaks & Canadian canoes available for hire.
