Mallard Lodge is located in the heart of Devon's Ruby country, close to the border between Devon and Cornwall.

Mallard Lodge is south-facing with a terrace that boasts views across the 1.5 acre fishing lake.

Inside, the lodge is furnished beautifully and sleeps 5/6 people comfortably in one master kingsize bedroom, one twin bedroom and one sofabed in the living room. (Max 5 adults)

Blagdon Farm is an extremely popular holiday destination, set on a working small-holding in a beautiful part of Devon but very close to the sandy North Cornwall beaches. Here you can enjoy stunning scenery in a peaceful setting whilst enjoying excellent fishing, cycling and countryside walks.

Location Information

Mallard Lodge is located at Blagdon Farm in the beautiful Devonshire countryside. The lodges are set amongst a working small-holding, beautifully positioned around a 1.5 acre fishing lake.

There are numerous attractions in the local area, including Exmoor National Park, Roadford Reservoir, Arlington Court, the village of Clovelly, Atlantic Village at Bideford, Westward Ho!, Launceston Steam Railway, Lundy Island and Barnstaple.

On-site facilities include an indoor swimming pool (open from Easter until the end of October), a games room, a farm shop, an off-licence and a 1.5 acre coarse fishing lake.

Terms & Conditions


1. Booking

You enter into a contract, and become subject to these terms and conditions, with Ian Stockdale and Karen Stockdale trading as Blagdon Farm Holidays (“Blagdon Farm Holidays”) when we receive your deposit and confirm your booking. When you make the booking, you warrant that you have the authority of all persons in your party to book on their behalf, and will indemnify Blagdon Farm Holidays against all loss and damage arising directly or indirectly, from any act or default by yourself or any person or animal accompanying you or part of your party booking. Bookings are not transferable. We reserve the right to correct an error in the brochure price until your account is paid in full.

2. Deposits and Payments

A non-refundable deposit of 25% of the total holiday cost is payable on all bookings. A provisional booking (a booking for which no deposit has been received) is held for seven days and will only become a booking on receipt of the 25% non-refundable deposit. The balance is payable no later than eight weeks from the commencement of your holiday and reminders are not sent. If the balance is not received within eight weeks from the commencement of the holiday then you will be liable for the total holiday cost and the booking will be deemed to be in default, the lodge(s) will be made available for other bookings and action may be taken to secure the outstanding monies.

3. Limitations of Liability

The use of holiday accommodation, equipment and all/any facilities is entirely at the holiday maker’s own risk and no liability is accepted for any loss, damage, sickness or injury howsoever caused which may be sustained during the holiday to any member of the party, or any vehicle, its contents of any possessions of the holiday maker. All persons or their carers are responsible for carrying out their own Risk Assessment prior to using the facilities at Blagdon Farm, including but not limited to the Swimming Pool, Changing Room Games Room, Toilets, Play Area, Fishing Lake, Grounds and Cottages.

4. Care of the Property

It is a condition of acceptance of any booking that the holidaymaker will take good care of the property, its contents and fittings and ensure that it is left in a truly clean and tidy state as it will have been found. The care is to include all furnishings, fixtures, fittings and electrical items (including but not limited to carpets, curtains, furniture, light fittings, kitchen equipment, televisions and decorative items), utensils, crockery and linen. Although you may not be charged for minor breakages (e.g. glasses and crockery), you are responsible for all damage or breakages. You must notify us as soon as possible if any damage or breakage occurs so that we can repair or replace the items for you and for the next guests. Blagdon Farm retains the right to charge for any damage, breakages or for any additional cleaning that may be required if the cottages are not left in a clean state. In particular please note that our Dog Policy states that for hygiene reasons dogs are not permitted in bedrooms. Therefore if dog hair is found to be present in the bedrooms then an additional charge of £15 per bedroom will be charged for the additional cleaning.

5. Arrival and Departure

You may arrive on site anytime between 3:00pm – 10pm on your day of arrival. Lodges must be vacated by 10am on the day of departure. If you have booked more than one lodge, we cannot guarantee that these will all be together.

6. Special Equipment

To help those with limited mobility enjoy their holidays to the fullest, we do have a small selection of special equipment such as a wheelchair, scooter, shower chairs, and hoist etc which may be hired for the duration of your holiday. It is the responsibility of the guest or their carer, whoever is responsible for using this equipment, that they ensure the safety of other guests and the facilities. All equipment must be cleaned thoroughly before it is returned and in particular any piece of equipment that has been used in the bathroom. Blagdon Farm retains the right to charge for any cleaning that may be required if equipment is not left in a clean state. Guests that require assistance must be accompanied by a companion or helper who is capable of, and totally responsible for, providing such assistance. All guests and helpers use any equipment supplied entirely at their own risk and Blagdon Farm will not be held responsible for any claim relating thereto. Any arrangements made by a guest for such assistance are the sole responsibility of this guest, and Blagdon Farm will not be held responsible for any claim relating thereto.

7. Comfort & Safety of Guests

Guests visit Blagdon Farm to enjoy the peace and tranquillity. If anyone does not respect this, they may be asked to leave at any time. We reserve the right to decide whether to accept, reject, or retain any guest on the basis of general behaviour who is likely to, or does, infringe on the rights, welfare, or enjoyment of other guests. We also reserve the right to decide whether to accept, reject, or retain any guest who, because of any physical or mental health condition or disorder, poses a direct threat to the health or safety of either staff or other guests. In particular we ask dog owners to observe our dog policy rules.

8. Services, Features and Facilities

There may be certain facilities available which are not owned and/or operated by Blagdon Farm Holidays. Such facilities may include, for example, bike hire, rod hire, pony trekking or angling etc. and you will need to make a separate booking with the operator direct. Such facilities are provided to enhance the enjoyment of your stay, but Blagdon Farm Holidays cannot be responsible for any injury, loss or damage that may result from your using such facilities. Information about features, facilities or services are to the best of our knowledge and belief, accurate at time of publication of the brochure, information folder or website, but some of thesefeatures, facilities and services may not be available at the time you take your holiday. Each cottage has one vehicle space in order that one car/van may be parked within the parking boundaries of the cottage booked. Anyadditional vehicles must be parked in the car park adjacent to the Reception building. Blagdon Farm is situated in a farming environment and we cannot accept responsibility or liability for any damage or inconvenience caused by animals or wildlife. This includes, but is not limited to, chickens, ducks, geese, goats, pigs and any deer, foxes and wildlife which may live in the nearby forest.

9. Circumstances Beyond Our Control

If for any reason beyond Blagdon Farm Holidays control, a cottage is not available or has been rendered unsuitable for holiday letting (e.g. fire damage) on the date booked, we will offer alternate accommodation and/or alternate dates or offer a refund of all monies paid by the holidaymaker but there shall be no further claim against Blagdon Farm Holidays.

10. Licensed Bar – CLOSED

Sadly, due to business reasons, we have had to close our bar, but we have a full OFF-licence.

11. Children

Children under 14 years of age must be supervised at all times by an adult and must not be permitted to wander the site unaccompanied or unsupervised, this includes, but is not limited to, the grounds themselves, the playareas, the animal areas, lake, woodland walk, games room, toilets changing rooms and pool.

12. Number of Persons

The number of persons using the lodges is not to exceed the maximum number stated on the website, unless prior agreement has been reached. We reserve the right not to accept a booking or refuse entry if any of the bookingconditions are not met. Permission must be sought prior to arrival for any additional guests, or day visitors, arriving during a holiday. Full details must be given and visitors are only accepted at the discretion of Blagdon Farm Holidays. Prices quoted are based on two people in a one bedroom cottage and four people in a two bedroom cottage. Additional people aged 12 years and above are charged at £60 per person per week. We do not accept more than 5 adults in a 2 bedroom lodge.

13. Number of Vehicles

There is only one car parking space available beside each lodge. Additional vehicles will need to be parked in the main car park by reception and there will be an additional charge of £10 per week or part thereof for eachadditional vehicle.

14. Pets

We accept up to 2 well-behaved pets in three of our lodges – Kestrel, Curlew and Chaffinch. We make an extra charge of £3 per pet per night to cover the cost of the additional cleaning time required.

15. Publicity Material and Website Information & Facility Failures

It is our aim to ensure that the information given on the website and in any publicity material including brochures, leaflets and in advertising is accurate. However, Blagdon Farm Holidays cannot be held responsible for changes which may occur after publication. We cannot and do not accept liability for a breakdown of any facility which is beyond our reasonable control (e.g. breakdown or failure of electrical equipment, facility or plumbing) or from any misuse or negligence of the guest using Blagdon Farm Holidays equipment or facilities resulting in loss, injury or accident.

16. Access

The owners and/or their representative shall be allowed access to the property at any reasonable time during your holiday.

17. Minimum Age

We can only accept bookings for parties where there is at least one person aged 21 years or over in the party and we reserve the right to refuse large single sex parties.

18. Smoking Policy

Smoking is not permitted in any of the cottages, on the cottage balconies or in any of the public areas including but not limited to the Pool and changing rooms, the games room, and the toilets. Smokers are asked to be considerate to other guests and to take care when smoking in the grounds because of the risk of fire particularly in dry conditions.

19. Additional Terms and Conditions

In addition to the terms and conditions stated here, there may be specific terms and conditions which apply to the facilities on the site such as those concerning the use of the swimming pool and our Dog Policy Rules. These will be prominently displayed on the site and/or in the lodge folders and constitute part of these general Terms & Conditions.

20. VAT

VAT is charged at the current rate of 20% where applicable and is included in the rates shown on the website. VAT rates are subject to Government legislation and prices will change if VAT rates are altered.

21. Complaints

It is our aim that everyone should have an enjoyable holiday. Nevertheless, should you have cause for complaint, please advise us immediately so that we can rectify any problem. Once a holidaymaker has returned home it isdifficult for us to investigate complaints of any nature. Regrettably, therefore, we are unlikely to be able to accept and investigate complaints once a holiday has been completed.

22. Prices and Website Accuracy – Changes and Errors

Please note that holiday information and prices shown on our web site may have changed by the time you come to book your holiday. Whilst every effort is made to ensure the accuracy of the site and prices at all times, regrettably errors do occasionally occur. You must therefore ensure you check all details of your chosen holiday (including the price) with us at the time of booking. Any extra equipment costs will be advised to you at the time of booking and these extra costs will be included in your total holiday cost.

23. Booking Amendments

Amendments, if we are able to satisfy these, are subject to a £12 administration fee. Within 7 days of the holiday, amendments will only be made in exceptional circumstances and in any case at the discretion of Blagdon Farm Holidays. Amendments are not accepted after your holiday has started.

24. Cancellations

Cancellation must be in writing by booking signatory name and sent to Blagdon Farm Holidays, Ashwater, Beaworthy, Devon EX21 5DF. If the cancellation is for a holiday commencing more than 8 weeks from the date of cancellation then the deposit of 25% will be retained by Blagdon Farm Holidays but the balance, if it has been paid, will be refunded. If the cancellation is for a holiday commencing less than 8 weeks from the date of thecancellation then the total holiday cost (including any payments for any extra equipment) will be retained by Blagdon Farm Holidays.

Blagdon Farm Fishing

Important Information

  • There is a 1.5 acre coarse fishing lake onsite.
  • The variety of fish at Blagdon Farm include: common carp, ghost carp, mirror carp, crass carp, rudd, roach, tench and orfe.
  • The largest carp is 28lb, the average size is 8-10lb.
  • Fishing is included in the price of your holiday and guests are welcome to fish in the lake at any time between dawn & dusk.
  • There are several excellent coarse fisheries nearby which offer day tickets including Anglers' Paradise, Shorston Farm and Simpson Valley.
  • RULES:
  • Barbless hooks only.
  • To ensure the continued good health of the fish only our nets should be used to land fish.
  • Keep nets are not permitted.
  • Fish, when landing, must not be taken above knee height - and all photographs must be taken kneeling.
  • Unhooking mats MUST be used - you may use your own providing it has been sterilised prior to use at Blagdon Farm.
  • You are encouraged to use fish anti-septic in the mouth prior to returning the fish to the water although this is not compulsory.
  • Open fires, including disposable barbecues, are not permitted.
  • Please remove your litter and take it home with you.
  • Anglers are asked to respect the privacy of lodge guests and to use the designated paths.
  • Anglers are asked to be considerate to other people and not to behave inappropriately.

Local Supermarkets - There is Waitrose a 10 minute drive away, Co-Op and Tesco are around 20 minutes drive from the farm.

Local Pubs/Restaurants/Takeaway - There are multiple pubs and restaurants within a 20 minute drive. There is a fish and chip shop and chinese takeaway only a 10 minute drive away.

Launceston - 19 minutes by car, a charming Cornish town with shops, pubs, restaurants and cafes.

Launceston Steam Railway - Offering train rides through the countryside

Holsworthy - A market town only 10 minutes away with Chinese, Indian & Fish & Chip takeaways, market every Wednesday.

Torrington - Home to Dartington Crystal & RHS Gardens at Rosemoor

Lynton & Lynmouth - Two villages on the coast, one above the other, Lynton and Lynmouth where known by the Victorians as Little Switzerland & boast the unique cliff top railway.

Bude - A beautiful coastal resort.

Saunton Sands - 3 1/2 miles of golden sand (45 mins).
