Rosecraddoc Manor is a stunning location near Liskeard in Cornwall, boasting a Grade II listed Manor House set in 38 acres of grounds and woodlands complete with a well-stocked fishing lake, offering guests the opportunity to fish for carp, roach and bream free of charge.

Natalie Jane is a 1 bedroom ground floor apartment within the converted Manor House. This apartment is perfect for a couple with one bedroom and a bathroom furnished with a Jacuzzi bath.

Close to the Manor House is the local pub, called 'The Village Inn' where you can enjoy a relaxing drink of a summer evening as well as good food. Bodmin Moor is is only 4 miles away offering wonderful views, great walks, biking and horse riding. Range of water sports are available on Sibleyback Lake including wind surfing, dinghy sailing and canoeing.

Many lovely sandy beaches, little coves, boat trips and pretty fishing harbours are within a short drive. Several excellent golf courses are also in the area.

KEY COLLECTION INFORMATION

Keys can be collected anytime from 4pm onwards from the key box marked ‘keys for arrival' outside Reception (which is not manned). Reception is located in the courtyard of Rosecraddoc Manor. Keys will be accompanied with a direction letter for each property.
Contact details for our onsite managers, Steve and Julie, can be found on the direction letter, at Reception, on welcome letters and in each property should you require any assistance.

BOOKING CONDITIONS AND ADDITIONAL INFORMATION

Prices include the supply of all bed linen but NOT TOWELS (with the exception of Riverside Villa, Lakeview Villa 2 and The Liam). Please note we do not supply linen for baby cots.
Towels are available for hire at £3 per person. Please request this at the time of booking.
Deposits are, unfortunately non refundable upon the booking being accepted and confirmed by us.
Balance payments are required eight weeks prior to the holiday start date. We accept payment by BACS - bank transfer, cheque or credit or debit card (Visa, Delta, MasterCard, Switch, Maestro, Solo, American Express and JCB.)


CANCELLATION POLICY

Cancellation received more than 8 weeks before the commencement of the holiday – deposit only.
Cancellation received between 4 and 8 weeks prior to the commencement of the holiday – 75% of total holiday cost.

Cancellation received less than 4 weeks prior to commencement of the holiday – 100% of total holiday cost.

Travel cots and high chairs are available for use during your stay at an additional charge of £10 per-week; please highlight this request on the booking form.

Dogs are welcome in some properties at Rosecraddoc Manor with prior agreement with us. They are charged at £25 per dog, per week. For properties that are pet friendly; we do ask that pets are kept off the beds and soft furnishings. Dogs are not to be left on their own within the properties unless in a cage. Please clean up any dog waste and dispose of appropriately. You will find a red bin specifically for this on the outside of the rubbish shed (located just off the main courtyard). Pets are welcome around the lake and the estate but please do keep them on the lead at all times.

Rosecraddoc woods which forms part of our estate is adjacent to the manor and are an ideal location to take dogs for a walk and to let them off the lead. (Turn right out of the main gates and the walk up the road where you will find the entrance to the woods on the right, alternatively just before leaving the gates, there is a pathway on the right that leads you direct into the wood).

Well-behaved dogs are welcome at the Village Inn in our upstairs area, subject to availability.

Children are more than welcome, however please be aware that the open plan gardens and streams must be treated with respect. Parents must take responsibility for their children. Some of our properties are situated on the riverside or near the lake. If a non-riverside property is preferred in the respect of safety please ensure that this is requested.

Guests with special needs are also very welcome. We will do our up most to accommodate any requirements. Please advise us of such requests prior to arrival, preferably at the time of booking so that suitable accommodation can be matched to the individual needs.

Guests are responsible for any damage caused to the property or its contents during the stay.

For safety reasons there is a 10mph speed limit on the site. Please observe this limit in order that children can play safely.

The area becomes very dark at night, torches are provided in all the properties for evening excursions.

The Village Inn; bar and restaurant, located at our sister site Rosecraddoc Holiday Village is just opposite the manor. It is open from 6pm-11pm serving food between 6pm-9pm. Please check opening and closing days that change during the quiet season. Bookings for meals can be taken in advance. Children under 18 must be accompanied by an adult on the Village Inn premises.

Fishing is available at the lake at Rosecraddoc Manor. A rod licence must be held and all fishing rules as posted at reception must be followed. This facility is free to guests of Rosecraddoc Manor.

Rosecraddoc Manor has Tennis Court. We do not have equipment for hire. Please provide your own racquets and balls if you would like to make use of the facility. This facility is free to guests of Rosecraddoc Manor.

During your stay at Rosecraddoc, you will be able to access WIFI through your device such your phone, iPad or laptop. In your property, you will find there is a detailed leaflet by our providers 'Camping Connect' giving you with all the relevant information on how to connect from various devices and troubleshooting. However this facility cannot be guaranteed to be available at all times due to the unpredictability of Service Providers. Charges are as follows:-

All properties are equipped with an oven, hob, microwave, fridge/freezer, Colour TV, washing machine, iron and ironing board, hoover and some cleaning materials. All properties have DVD players installed. All kitchens are fully equipped with Kettle, Toaster, all utensils, cutlery, glassware and crockery. Many also have dishwashers. As the properties are self catering so you will need to bring toilet rolls, black bags, washing up liquid etc.

Most properties have a sauna. Please ensure that you follow all operating instructions if you make use of this facility. Also please read the health notice prior to use.

On departure the electricity meter will be read and the balance of this is to be paid. A member of the team will be available for this between 8.30am – 9.30am. Should you require a read outside of these times, please contact the onsite managers.

Upon departure please leave your keys in the front door of the property or at Reception in the key box.

Fishing at Rosecraddoc

Important Information

  • Private fishing lake fed by small streams with waterfall.
  • Free private coarse fishing available all year, stocked with fish up to 20lb.
  • Local bait shop in Liskeard (approx. 2 miles).
  • Enjoyment is all important, however it is asked that you follow the guidelines set out at Rosecraddoc. You must be a holder of a rod license, and have your own equipment. No equipment is available for hire on site.
  • Please help keep the lake free of the disease SVC. Before fishing please all appropriate equipment including dip nets, reels and landing mats etc. in FERM 30 DISINFECTANT SOLUTION. Kindly wipe the underneath of trolleys and brush mud from boots and dip the bottoms. Thoroughly rinse in clean water as disinfectant can harm fish. A dipping shed is situated near Rosecraddoc reception.
  • Only barbless fishing hooks to be used.
  • No keep nets or carp sacks.
  • Landing nets to be used.
  • All fish to be returned to the lake.
  • No hemp, nuts or boilies (boilie paste can be used).
  • No night fishing.
  • Do not allow children to throw stones into the lake.
  • Please use the litterbins provided for any waste.
  • For the enjoyment of other guests keep noise to a minimum.
