Silver Waters is set in a quiet location on the riverside, with a private mooring, close to the popular village of Wroxham. This comfortably furnished home makes an ideal holiday retreat. The decking area leads down to the lawned garden and to the river's edge and the mooring, with its all-weather private launch to help with exploring the popular waterways of the Norfolk Broads, pretty villages and nature reserve.

There is a motorised day boat available for hire direct with the owners (charges apply) - £350 per week during the whole of July & August & all other school holidays. For all other dates the charge is £150 per week. Your 1st tank of fuel is included and life jackets are provided FOC.

Doorstep fishing is available during the fishing season offering excellent opportunities for experts and novices alike.

Terms & Conditions


1. YOUR BOOKING

After making a reservation, the party leader must complete the booking form which will be sent out to you and sign on behalf of all members of the party that these booking conditions together with our general information have been read and accepted. The accommodation is booked solely for the use of the guests named on the booking form. The maximum occupancy as advised to us must not be exceeded. Where under occupancy discounts have been applied please can you inform us of the numbers. To confirm your booking, “The Owners” will require a non-refundable deposit of 20% within 7 days of our verbal confirmation of your arrangements. A higher deposit may be required for premium dates, or for longer stays exceeding 4 weeks. Your booking is confirmed once “The Owners” have received your deposit and booking form, and the confirmation receipt has been issued by us.

2. PAYING THE BALANCE

The balance of your rental cost and security deposit is payable 8 weeks prior to your arrival. Where payment in full has not been made by this date, “The Owners” reserve the right to cancel the booking and cancellation charges as detailed to follow, will apply. If you book within 8 weeks, “The Owners” will require full payment at the time of booking.

3. PRICE GUARANTEE

All prices are subject to change without notice. Rentals paid for IN FULL at the time of booking will not be subject to any increase or surcharge.

4. WHAT'S INCLUDED

You have use of the property including all gas, electricity, water and linen. Your holiday home is available from 4.00PM on the day of your arrival. “The Owners” ask that you vacate the property by 10.00AM on the day of your departure, leaving it in a tidy condition to enable our cleaners to prepare for our newly arriving guests.

5. SECURITY DEPOSITS

“The Owners” understand that accidents do happen, but “The Owners” do ask that you inform them of any defects or breakages as soon as possible and pay for the repair or replacement so that neither you nor the following guests are inconvenienced.

6. CHANGING YOUR BOOKING

Any amendment to a confirmed booking may incur a small charge of up to £20 as an amendment fee. Changes within 8 weeks may result in additional cancellation charges.

7. CANCELLATION BY GUESTS

In the event of your needing to cancel, the following conditions will apply: 12 Weeks or more prior to departure - Deposit 8 Weeks or more prior to departure - 50% of the total charge Less than 8 Weeks - 100% of the total charge

8. CANCELLATION BY US

“The Owners” will refund all monies paid, providing it does not arise for reasons of 'force majeure'.

9. FORCE MAJEURE

No liability can be accepted for events, which are 'force majeure'. These include, but are not limited to war, threat of war, riots, civil commotion, terrorist activities, industrial disputes, technical difficulties with transportation, natural or nuclear disaster, fire, adverse weather conditions or other events outside our control.

10. LIABILITY

“The Owners” accept no liability whatsoever for any injury or loss sustained by guests or any other visitors to the home, or for any loss or damage howsoever caused to any property brought to the premises.

11. IN CASE OF COMPLAINT

While it is unlikely that you should have a complaint about our holiday home, occasionally things do go wrong. If you have a problem during your stay, you MUST inform us immediately and “The Owners” will endeavor to rectify the matter. “The Owners” will not accept liability for any dissatisfaction or other complaint not reported to us during your stay.

12. INSURANCE

It is vital that you have adequate comprehensive insurance cover for you and all members of your party. Check that any policies you are considering do in fact cover you for rented accommodation booked independently of travel arrangements. Under no circumstances will “The Owners” be responsible for loss of life, personal injury, medical expenses, accidents or forfeited deposits or damage to property and/or motor vehicles howsoever caused. Tenants and their guests are recommended to insure against these risks. This agreement is subject to English law.

13. WEB SITE LISTINGS

Our web site is a guide to the quality and description of our holiday home and facilities. Changes to facilities or furnishings may be made without notice. No liability is accepted for unintentional errors, mistakes or omissions, which may arise as a result of subsequent changes.

14. DEPARTURE DOCUMENTATION

Approximately 30 days before your arrival, “The Owners” will send you details, giving directions to the cottage and information on key collection.

15. PETS

Well behaved pets are welcome at £25.00 per dog. Please ensure that dogs are not allowed on the furniture & beds.

16. SMOKING

For the comfort of all our guests our cottage is a NO SMOKING home.

  • The variety of fish on the Broads include: pike, carp, eel, bream, roach, trench, perch and rudd.
  • A fishing licence is required, this can be purchased online via the Environment Agency here.
  • Fishing available during open season. Closed season is between 15th March - 15th June.

Pretty Norfolk Broads Villages & market towns nearby - Horning, Coltishall, Potter Heigham, Wroxham, Ludham.

Wroxham - Often referred to as the 'capital of the Broads'. With so many leisure activities available in the area such as fishing, boating, watersports and bird-watching, it's not hard to see why!

Potter Heigham Village - amenities include Flour and Bean Coffee Shop, Lathams, Potter Fish Bar and Restaurant, Potter Tea Room, Bangers and Beverages. Local pubs include The Norada Pub & Restaurant and The Falgate Inn.

Museum of the Broads - Visit here to discover the history of the Broads. Picnic area next to the river, dog-friendly. Open Sunday, Tuesday and Thursday from 11am - 3pm.

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning.

Bike Hire - Broads By Cycle offers bike hire in several pick-up and drop-off docking areas.

Great Yarmouth - Norfolk's premier sea-side resort. There are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafes/restaurants.

Wildlife - The Broads is home to a large number of species including seals, otters, water vole and chinese water deer.
