The Haven is uniquely situated on a peninsula with views across Daisy Broad from three sides, just off the main river in the popular village of Hoveton, Wroxham. This 3 bedroom property can accommodate up to 8 guests in two double bedrooms, one twin bedroom and a double sofa bed. Parking is available for 2 cars.

The Haven is built over 3 floors; the ground floor is used as a games room with a pool table and table tennis and a large utility room with washing machine and tumble dryer. There is also a separate WC on this floor.

The first floor is accessed via open tread stairs and has a modern, fitted kitchen including oven, hob, dishwasher, fridge freezer. The dining room has a wonderful floor to ceiling picture window with access to a large, glass balcony. The 3 bedrooms are on this floor, along with the large family bathroom with bath and separate shower.

The second floor consists of a huge, 40ft, multi aspect living room with balcony providing lovely views across Daisy Broad towards the main River Bure. There is a double sofa bed in this area and modern shower room.

Wroxham is often referred to as the 'capital of the Broads' and is an ideal base from which to enjoy your Norfolk Broads holiday. With so many leisure activities available in the area such as fishing, boating, watersports and bird-watching, it's not hard to see why!

Location Information

The Haven is located in Hoveton, Wroxham - the hub of the Norfolk Broads, within easy reach of the local villages, pubs, restaurants and attractions. Hoveton & Wroxham station is easily accessible by train with a frequent service from Norwich (journey time 15 mins, 20 trains daily).

The Norfolk Coast and sandy beaches are a short drive away from the property.

There is a Tourist Information Centre in the village and there's many family-friendly attractions in the local area, including Wroxham Barns, BeWilderwood, Bure Valley Railway and Broads Tours river trips.

In these booking conditions, 'you' and 'your' means all people named on the booking (including anyone who is added or replaced at a later date). 'We', 'us' and 'our' means The Owners.
The following conditions, together with the general information in our brochures and on our website, form the basis of your agreement with us and the other people and organisations which provide the services which make up your booking. Please read them carefully as they set out the rights and responsibilities of everyone concerned. Nothing in these booking conditions affects the normal rights you have by law. When we refer to these booking conditions we also include the property rental conditions (which means all information shown in any specific conditions or restrictions set out in the brochure or website description of your chosen property.
When you book a property with us you are entering directly into a contract with the property owner.


1. BOOKING

All Correspondence will be sent to the address on the booking form. We may refuse to accept a booking at its discretion and will not accept any booking from a person less than 18 years old.

2. PAYMENTS

On booking you will be required to pay a 25% booking deposit in part payment for the cost of your holiday. It will be refunded if your booking is not confirmed by us. The balance of the holiday price must be received no later than 56 days (8 weeks) before the holiday start date. If booking within 56 days, full payment must be made when booking. If booking within 14 days of the start date, full payment must be made by debit or credit card. It is not normal practice to send reminders and if final payment is not received as required, we may cancel the booking and apply charges (see below). Travel documents will not be released until full payment has been received. Post-dated cheques are unacceptable and we may recover the cost of any bank charges or other costs incurred in handling dishonoured cheques, direct bank payments and foreign currencies. Receipts are issued to all customers.

3. PRICE GUARANTEE

We guarantee that there will be no surcharges within 56 days of your departure but reserve the right to alter the price of any of its holidays before you make your booking.

4. HIRE TERMS

All hire terms are inclusive of VAT and quoted in £ sterling per property per holiday, equipped as described unless otherwise stated. As soon as the booking is confirmed by us, the hire terms are guaranteed unless there is a change in the rate of VAT.

5. DAMAGE DEPOSIT

A refundable damage deposit is payable on selected properties. This will be stated on the property listing and on your booking confirmation. We reserve the right to charge an additional damage deposit for single sex/non-family groups. Damage deposits will be refunded via the original payment method with 7 days of the finish date of your holiday.

6. INSURANCE

We do not offer personal insurance cover. We also strongly recommend that you have adequate personal insurance cover for your holiday needs.

7. ALTERATIONS BY YOU

If you wish to change your booking after we have issued your confirmation, we will do its best to help but has no obligation to make any change other than to allow you or any member of your party to transfer the booking to another party or parties, provided that written notice is received from the person who made the booking. If you wish to change your rental period we will endeavour, but are under no obligation, to consider your request assuming the selected property is available for the new rental period. Transfer from one cottage to another within the website is not possible and will be treated as a cancellation by you and will be subject to charges referred to in paragraph 8. If we are able to make changes, an administration fee of £35 will be charged. Any change you wish to make to your holiday once it has been confirmed is your sole responsibility.

8. CANCELLATION BY YOU

If you are forced to cancel your booking you must notify us immediately by telephone and send written confirmation (signed by the person who made the booking) by Recorded Delivery to Broads Escapes, Waterside Holidays Direct LLP, Bridge Road, Potter Heigham, NR29 5JF and enclose your booking confirmation. The cancellation will be effective from the date we receive written confirmation and we will make a charge as below.

(a) Cancellation 56 days or more prior to start date: We will retain the initial payment only. If you have not paid the full initial payment shown in the brochure at the time of booking, you must pay the shortfall.

(b) Cancellation less than 56 days before start date (or if we cancel because you fail to pay the balance of the holiday price as required by paragraph 2) – you will be liable to pay the whole balance less any hire charges we may be able to recover by re-letting the cottage. It is not possible to make refunds for any other services booked but not used.

9. ALTERATIONS BY US

We reserve the right to make changes when they become unavoidable or necessary. Most changes are minor but occasionally we may have to make a major change. If we have to make a major change or cancel we will inform you as soon as possible and if there is time before your arrival, we will offer you accommodation of at least equivalent standard, in which case no compensation will be paid. If that is not possible you may choose:

(a) A holiday of comparable standard (if available) together with a full refund of any price difference; or

(b) A full refund of any monies you have paid less credit card surcharges.

10. CANCELLATION BY US

If payment is not received as per paragraph 2, we will cancel your holiday without refund of monies paid.

We reserve the right to cancel your holiday at its absolute discretion up to the start date of your holiday. If we cancel, they will inform you as soon as reasonably possible and you will be offered either:

(a) A holiday of comparable standard (if available) together with a full refund of any price difference; or

(b) A full refund of any monies you have paid.

We may at our absolute discretion refuse to hand over a cottage or terminate a holiday where, in our opinion a person or groups are likely to cause damage, distress or annoyance to the cottage, other persons or property.

IMPORTANT NOTE

No compensation will be paid by us where cancellation or material change arises from:

(a) Unusual or unforeseeable circumstances beyond our control such as war, threat of war, riot, civil strife, industrial dispute, terrorist activity, natural or nuclear disaster, re or adverse weather conditions including flooding of waterways.

(b) Your failure to pay the balance of the holiday price within the time stipulated.

(c) As a result of your behaviours as set out above.

11. START AND FINISH OF YOUR HOLIDAY

(a) The start and finish time of your holiday is stated on your booking confirmation.

(b) Please vacate the property leaving it in a clean and tidy condition by the specified departure time on the final day of hire. The property will be inspected and an additional charge made if it is not clean and tidy.

12. EXTRA PERSONS

It is a condition of booking that the total number in your party shall not exceed the advertised capacity of the property. On booking you will be required to provide details of all members in your party. Failure to do so may result in your holiday being cancelled.

13. ACCIDENTS

You (the Hirer) are responsible for your own safety and the safety of each member of your party and you must take all reasonable care. In the case of any accident or damage to the property you must, for insurance reasons:

(a) Immediately report these facts to BE with full details and extent of the damage; and

(b) On vacating the property at the end of your holiday you must inform BE of any damage or items broken.

14. INJURY OR DAMAGE TO YOU OR YOUR PROPERTY

We are not liable for death, personal injury, or loss or damage to you or your property, or any property belonging to or in the possession of the hirer or any member of the hirer’s party, including any motor cars or their contents, unless it is caused by our negligence or wilful default.

15. PARTY MEMBERS WITH LIMITED MOBILITY

If you have any members of your party with limited mobility, you must enquire as to the suitability of the property at the time of booking. Whilst no guarantee can be given, BE will offer assistance and advice so far as is practical.

16. PETS

No pets are permitted in the property at any time.

17. SMOKING

Please be aware that smoking is NOT permitted.

18. DATA PROTECTION

In order to process your booking and ensure that your holiday runs smoothly we will need to collect and process personally identifiable information for you and all your guests. In some instances, to ensure your safety, we may also be required to collect information regarding any physical or mental disabilities.

We take every care to ensure that the necessary security measures are in place to protect your information. We will not share your information with any third parties other than where required to do so by our insurers, government agencies or by law. By making a booking you are consenting to the above.

19. MODIFICATIONS AND DESCRIPTIONS

Every effort has been made to ensure that individual property descriptions contained on the website are correct. However, the right is reserved to make modifications to decor and furnishings that are considered necessary therefore the interior colour scheme of your property may not be identical with the one shown in the property images. Layout plans are for general guidance and are not to scale.

20. COMPLAINTS

In the event that you find a problem with your cottage/apartment or the service we provide we ask that you bring this to our attention as soon as possible during your holiday to give the owner the opportunity to rectify the problem, please refer to paragraph 14.

21. DISPUTES

Any dispute, difference or question which may at any time arise out of the contract or the subject matter thereof shall be referred to a single arbitrator to be agreed upon between the parties (or failing agreement to be nominated by the Chartered Institute of Arbitrators on the application of either party) in accordance with the provisions of the Arbitration Act, 1950, or any statutory modifications or re-enactment thereof for the time being in force. These conditions supersede all previous issues.

Important Information

  • Fishing available from the property.
  • The variety of fish on the Broads include: pike, carp, eel, bream, roach, trench, perch and rudd.
  • A National Rivers Authority Licence is required, this can be purchased from the Post Office.
  • Fishing available during open season. Closed season is between 15th March - 15th June.

Local Supermarket and Department Store - 'Roys of Wroxham' is a 5 minute walk away.

Wroxham Village: There are plenty of places to eat nearby. There is also a Nisa convenience store, pharmacy, butchers, Chinese takeaway, Indian restaurant/takeaway, fish & chip shops.

Pretty Norfolk Broads Villages & market towns nearby: Horning: - deli, fish restuarant, gift shop, PO and a visit to the radar museum is very interesting; Coltishall: - three pubs, cafe, chemist, local PO/shop; Potter Heigham: - low medeieval bridge, large shop, cafes, day boat hire; Ludham: - local shop/PO, King's Head pub, picnic area by the moorings, gift shop; Woodbastwick:- small, attractive village with craft brewery and pub.

Museum of the Broads - Based in Stalham, visit here to discover the history of the Broads. Picnic area next to the river, dog-friendly. Open Sunday - Friday from 10am - 4.30pm.

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning.

Bike Hire - Broadland Cycle hire at entrance to Bewilderwood, Horning.

Great Yarmouth - Norfolk's premier sea-side resort. There are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafes/restaurants.

City of Norwich - Just under 30 minutes away.

Wildlife - The Broads is home to a large number of species including seals, otters, water vole and chinese water deer.

Birds - There are many rare species of bird that have made the Broads their home, including bitterns, kingfishers, grebes, marsh harriers and warblers.

Nature Reserves - Hickling Broad, Ranworth Broad, Upton Broad and Marshes, Cockshoot Broad, Barton Broad, Martham Broad, Thorpe Marshes and Alderfen Broad.
