Waterside Cabin is a lovely cosy shepherds hut located on the banks of Hamble River, just 30 minutes from The New Forest in the village of Sarisbury. The cabin is located in a quiet corner of a large riverside property with a shared private jetty which is perfect if you have a paddle board or canoe. This is a fantastic choice for your glamping break.

The cabin has a combined kitchen, dining and sleeping area with a double bed and ensuite shower room making this an ideal retreat for a couple. From the large decking area you can sit out and enjoy the views, there is also a cast iron chiminea which is great for toasting marshmallows!

Please note due to the tidal nature of Hamble river the jetty will run dry some parts of the day when tides are midway to low (please check the local tides).

Terms & Conditions


1. Making your booking

At time of booking, you will be requested to pay a booking deposit of 30% if your holiday start date is more than 8 weeks after the date of your booking. If booking within 8 weeks of your holiday start date, full payment will be required at time of booking.

On receipt of your booking deposit, a contract of hire exists between the hirer and the owners.

2. Payment of the balance of hire

Your balance of hire is due for payment, without demand, no later than 8 weeks prior to your arrival. Failure to comply may result in the cancellation of the holiday and forfeiture of the deposit and payment of full cancellation charges.

3. Changes to your booking

After your booking has been confirmed, any changes will incur an administration cost of £20 to cover the cost of replacement paperwork. Changes within 8 weeks of the start date of your holiday may incur additional cancellation charges and all requested changes will be subject to availability.

4. Cancellation by the hirer

In the event of cancellation by you 8 weeks or more before your holiday, your 30% booking deposit will be non-refundable and you may be eligible to claim on your holiday cancellation insurance if taken (see item 6 below). Cancellation within 8 weeks of your holiday will forfeit the full hire amount paid (or due) unless the owners can re-let the property in which case only the 30% booking deposit will be forfeit to cover administration and re-letting costs.

5. Cancellation by the owner

Should a property suddenly become unavailable for the dates hired by you due to unforeseen circumstances, all efforts will be made to offer suitable alternatives. If this is not possible, then all monies paid by the hirer will be refunded in full with no deductions but the Owners will incur no further liability of any kind. Under no circumstances will the Owners be liable to refund any amount exceeding the amount paid by the hirer.

6. Cancellation and Personal Insurance

It is very strongly recommended that you have adequate personal and holiday cancellation insurance to cover you and all members of your party. This should be suitable for UK self-catering holidays arranged independently of a travel agent and should include cancellation protection cover to safeguard you against loss of the cost of your holiday in the event of unexpected cancellation.

Under no circumstances will the Owners be responsible for loss of life, personal injury, medical expenses, accidents, damage to the Hirers property, personal effects or motor vehicle(s) and you should ensure that any insurance covers such eventualities.

7. Electricity

Electricity in the cabin is included.

8. Bed linen and Towels

Your hire includes all bed linen and water. Towels, slippers and bathrobes are supplied. Beach towels are not provided.

9. Cabin capacity

The number of persons in the shepherd’s hut cabin shall not exceed 2 person.

10. Pets

Strictly no pets are allowed in the cabin.

11. Safety of children

The cabin is located near a lake and river with strong currents and an elevated wooden deck on stilts on a steep hill, so the site is not suitable for children and therefore has a strict no children policy. No children or babies due to high risk location.

12. Swimming, Kayaking and Cycling.

Hamble River is tidal with strong currents at times and a fair amount of boat traffic and although we encourage guest to make the most of the water, they do so at their own risk. Guests can store and secure their canoes/paddle boards/bicycles outside the cabin, but it is exposed and at their own risk.

13. Smoking

For the comfort of all guests, smoking is not permitted anywhere inside the premises.

14. Access

Reasonable access to the property by representatives of Waterside Cabin must be allowed at all times.

15. Behaviour

Behaviour of guests, and visitors, should not be excessive or rowdy, especially at night. Offensive or illegal behaviour will not be tolerated. You should show consideration to the owners, your neighbours and other guests at all times. We regret that we cannot accept bookings which are, or which we deem to be, hen or stag parties.

16. Price changes

LTHL will not be held responsible for any items left behind or lost property. We would remind guests to please check you have taken all your belongings with you before departure. You are responsible for your personal possessions on park or in your holiday home and LTHL is not responsible for any loss or damage to these.

17. Arrival and departure times

Your holiday hire includes use of the property from 3.00pm on the day of arrival as specified in your booking confirmation until 10.00am on the specified day of departure. Later checkouts will result in an additional charge.

18. Maintenance Work

Improvements, maintenance and refurbishment to the facilities in the Shepherds Hut Cabin and the grounds are carried out throughout the year. The owners will always do their best to ensure guests are not inconvenienced.

19. The owners reserve the right to refuse any booking.
