Clippesby is an independent, multi-award winning family holiday park surrounded by mature trees within the picturesque Norfolk Broads National Park. There is a wide variety of accommodation on offer at this unique and beautiful location.

The Pine Lodges are set amongst the woodland on the edge of the park. These 3 bedroom lodges have a decking area furnished with a private hot tub and enjoy views out over the surrounding farmland and open countryside. Sleeping up to 6 people in one double and two twin bedrooms they are the perfect choice for a holiday with family or friends.

Whatever type of accommodation you choose for your holiday, you will be able to make the most of the fantastic on site facilities at Clippesby. These include a heated outdoor swimming pool & grass tennis courts (May to September), cycle hire and canoe hire, mini golf, children's adventure play area with zip wire and even archery lessons (additional charges apply)! New for 2019 is Basecamp, with a café, kitchen, shop, fully licensed bar & reception area.

If you wish to explore further afield, Clippesby is ideally placed, offering easy access to the waterways of the Norfolk Broads as well as the sandy beaches on the coast. There are also good links to Norwich and Great Yarmouth. With so much on offer, a holiday at Clippesby is sure to please everyone.

Location Information

Basecamp - New for 2019, Basecamp is home to the reception area & small shop, bar & restaurant.

Heated outdoor swimming pool - Usually open mid May until the end of September, weather conditions permitting.

2 grass tennis courts - Usually open from mid May until the end of September, weather conditions permitting. Available to use free of charge. Bring your own equipment or this can be hired from Reception for a nominal charge.

BeWILDerwood Play Area - Woodland play area with zip wires, monkey bars, climbing net, fireman’s pole & climbing wall. There is also a football pitch, climbing frame, swings & sandpit.

18-hole mini putting course - small additional charge.

Cycle hire - full range of bikes for all ages, including child seats, buggies and tag-a-longs, from £16 per day for adults and £10 for children. Short cycle trail on-site or try the local quiet lanes.

Archery - Offered on-site by a qualified instructor, there are a range of entry-level courses available, ideal for beginners (additional charges apply).

Terms & Conditions


The required deposit must be received by us before we can confirm your booking, but once your holiday has been confirmed, it forms a binding contract between us and the following conditions of hire form the basis of this.

1. Clippesby Hall’s safety and other rules must be observed at all times.

2. We can accept no responsibility for loss of or damage to goods, or injury or death to persons, to the extent that such liability can be lawfully excluded. Cars, cycles, vehicles, motorcaravans and tents, together with their contents and any accessories are left at your own risk. We cannot be held responsible for any loss of or damage from or to any vehicle or its contents whatsoever.

3. If we are unable to make available the pitch or property booked through circumstances completely beyond our control (e.g. fire, flood etc.), alternative accommodation may be offered, although this cannot be guaranteed. In these exceptional circumstances, deposits and any other monies paid would be fully refunded.

4. No refunds will be offered if you cannot complete your stay for any other reason.

5. We regret that deposits and monies paid are non-refundable, except as mentioned in 3 above.

6. The number of people must not exceed the number stated when the booking was made except by prior arrangement, and in any event shall not exceed the capacity as advertised.

7. We reserve the right to decline group bookings.

8. Facilities and amenities may be altered or withdrawn if circumstances beyond our control necessitate this (e.g. Health & Safety rules, drought orders, excessive rainfall etc).

9. The balance due on your holiday must be paid 6 weeks in advance of the start date, and we reserve the right to cancel your booking and re-let the relevant accommodation in the event full payment is not received within this timescale.

10. Hirers are responsible for making good any damage or breakages, replacing like with like wherever possible. Please advise Reception of any breakages or damage as soon as possible during your holiday.

11. We ask that self-catering accommodation be left reasonably clean and tidy at the end of your holiday, and we reserve the right to make additional charges in the event that our normal cleaning procedures are deemed inadequate to ensure the property is ready for the next guests.

12. In the event of a complaint, please notify Reception immediately so that this can be resolved to your satisfaction during your holiday. Unfortunately, we cannot be held liable for any shortcomings if these are not reported at the time.

13. One dog per cottage or pitch is allowed if prior permission has been given, and the appropriate fee paid. Pets are only allowed on the understanding that they are not permitted on any furniture and are kept on a lead and under close control at all times while on the park. Pets are not allowed in the coffee shop, swimming pool area, shop or any play areas. You agree to clear up after your dog and to dispose of the waste in the nearest rubbish stockade.

14. If cancellation of your holiday becomes necessary within 6weeks prior to the start of your holiday, you will remain responsible for the balance of the hire charges. We strongly recommend you consider taking out appropriate insurance.If you do have to cancel your holiday please notify us as soon as possible, either by email or telephone, also confirming in writing at the same time.

15. Information about your party. We have the right to obtain the name, date of birth, address and gender of each member of your party before confirming your booking or at any time. You (the booker) must be a member of your party unless we agree otherwise. Failure to provide us with full details of the make up of your party prior to your arrival may result in access to Clippesby Hall being delayed or denied. We want to maintain a safe andsecure environment for you and your family and may ask for identification on arrival. We don’t knowingly allow anyone to use or visit Clippesby Hallwho is a convictedsex offender or subject to the notification requirements of the Sexual Offences Act 2003, or subject to a Sexual Risk Order or Child Abduction Notice.

16. We reserve the right to correct errors made in our advertised and confirmed prices as we notice them. We also reserve the right to pass on any additional accounting and/or bank charges incurred through the processing of credit card transactions, re-presenting cheques and late payments.

Fishing on the Broads

Important Information

  • Fishing is not available onsite.
  • The village of Thurne is approx. a 40 minute walk by footpath & here you can fish during the fishing season only.
  • A fishing licence is required, this can be purchased online via the Environment Agency here.
  • Fishing available during open season. Closed season is between 15th March - 15th June.

Canoeing on the Norfolk Broads

Wroxham Village - There are plenty of pubs and restaurants in the village. There is also a Nisa convenience store, pharmacy, Chinese takeaway, Indian restaurant/takeaway, fish & chip shops.

Pretty Norfolk Broads Villages & market towns nearby - Horning, Coltishall, Potter Heigham, Ludham.

Museum of the Broads - Visit here to discover the history of the Broads. Picnic area next to the river, dog-friendly. Open Sunday, Tuesday and Thursday from 11am - 3pm.

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning.

Bike Hire - Broads By Cycle offers bike hire in several pick-up and drop-off docking areas.

Great Yarmouth - Norfolk's premier sea-side resort. There are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafes/restaurants.

Norwich - Just under 30 minutes away.

Wildlife - The Broads is home to a large number of species including seals, otters, water vole and chinese water deer.

Birds - There are many rare species of bird that have made the Broads their home, including bitterns, kingfishers, grebes, marsh harriers and warblers.

Nature Reserves - Hickling Broad, Ranworth Broad, Upton Broad and Marshes, Cockshoot Broad, Barton Broad, Martham Broad, Thorpe Marshes and Alderfen Broad.
