Waterside Breaks - Partner Booking Terms & Conditions

Waterside Breaks partner with many different lodge and cottage holiday operators and individual owners. Your contract of hire is always direct with the holiday property operator or owner. All monies paid, including booking deposits and balances of hire, are received directly by each holiday property operator. Although all terms and conditions of hire are different and unique to each holiday operator, there are some general points to consider.

Check-in and Check-out times

Typically the check in time for your holiday property will be mid afternoon and check out will be mid morning, please check your booking confirmation for exact times as these vary from property to property. If you will be a late arrival then please phone the holiday operator on the day to let them know.

Holiday Property Charges, Special Offers & Deposits

Some holiday operators make charges in addition to the cost of the property (for example, logs for fire, electricity, WiFi, etc); please check the terms and conditions for your chosen property carefully. Additional charges, discounts and deposits are specific to the holiday property chosen and are detailed on the property web page. You will be informed about all additional charges applicable to your holiday at the time of booking.

Holiday Cost

The cost of hiring the holiday property is inclusive of VAT. The holiday cost is dependent on the length of your holiday and the time of year you choose to holiday, peak periods being Bank Holidays and school holidays.

Booking Deposit

To confirm your holiday you will need to pay a booking deposit (if outside of the full payment period stated in the terms and conditions). Although booking deposits do vary depending on the holiday property chosen, they tend to be typically 25% of the basic holiday cost.

Balance of Hire

The balance of hire is payable usually 8 weeks before you go on holiday. However, this due date does vary and you will need to double check the terms of your chosen holiday property.

Property Descriptions
Errors and omissions excepted (E&OE) - All property descriptions, details and information provided on our website is correct to best of our knowledge. We update this information regularly and check with each of the owners for any updates but we will not be held responsible if an error is found.

Special Offers

Special offers may apply at any time of year. If applicable, the offer details are shown on the holiday search results page and are specific to each holiday property.

Heating and Electricity

Some holiday properties include heating and electricity in the price of the holiday, in some electricity & heating is metered and in others electricity is charged as an extra. Please check the specific property details and terms and conditions for clarification.

Dogs/Pets

Not all of our cottages & lodges take dogs, however each property will state in its description whether pets are accepted or not. Sometimes it will state 'by arrangement', if so, the breed will need to be checked with the owner of the property. Property owners will sometimes consider other pets. Pets are typically charged at an extra cost and in some cases property owners ask for a refundable security deposit. A few simple requests go with these properties which we ask all responsible dog owners to adhere to:

  • Dogs must be under strict control at all times while on the property.

  • Any fouling of lawns etc. must be cleaned up without delay.

  • The owner must bring the dog's bed or crate for sleeping in.

  • Dogs must not be left alone in the property.

  • Dogs must not lie on beds or chairs, and hair must be cleared up before departing.

Cancellation Protection

It is recommended that you obtain your own cancellation protection so that you have cover should you need to cancel your holiday. Some holiday operators include cancellation protection within the cost of the holiday. Please check the specific properly details and terms and conditions.

Cheque or BACS Payments

Many owners do not have credit card or debit card processing facilities and payments will need to be paid by cheque or bank transfer (typically BACS). Please do ensure that this payment is made promptly and within 7 days maximum or your booking may not be kept on hold for you and cancelled.

Extra Person Charges & Under Occupancy Discounts

Occasionally you will find that the price of a holiday property applies to parties of a certain size and you may need to pay extra for additional adults/children. Conversely, an under occupancy discount may apply if you are not using the property to its maximum occupancy.

Refundable Security Deposits

You may be asked to leave a security deposit either with your balance of hire or on arrival at the holiday property. Security deposits are refundable; you should expect to receive a full refund of your security deposit less the cost of any damage done to the holiday property whilst in your care.

Linen

In most cases linen is provided and beds are made up for your arrival, however in some properties there is an additional charge for linen. Please check the specific property details.

Towels

In most cases towels are provided, however in some properties you are required to bring your own or there is an additional charge for towels to be provided. For overseas visitors towels can be provided – there may be an additional charge. Please check the specific property details.
