Grannda Mhor is located in the pretty hamlet of Arduaine overlooking Asknish Bay on the Scottish West Coast.

Grannda Mhor is in an area of great natural scenic beauty nestled between Oban and Lochgilphead, the house enjoys a fine prominent hillside position with spectacular views south and west over Asknish Bay to Shuna, Luing, Scarba and The Paps of Jura.

Inside, this beautiful cottage is furnished to a high standard and sleeps up to 8 comfortably in two kingsize en-suite bedrooms, one double bedroom and one twin bedroom.

Arduaine is a very popular holiday destination in one of the most picturesque parts of Scotland, with many holidaymakers falling in love with the area and returning year after year. With such stunning scenery, beautiful mountain ranges, breathtaking lochs and a huge abundance of wildlife it's not hard to see why!

Location Information

Grannda Mhor is located in Arduaine, a stunning ribbon of the West Coast of Scotland with absolutely incredible views across Asknish Bay. Only a short walk to the the famous Arduaine Gardens and The Loch Melfort Hotel offering an excellent bistro and formal restaurant.

The cottage is located in a fine prominent hillside position with spectacular views south and west over Asknish Bay to Shuna, Luing, Scarba and The Paps of Jura.

There are numerous attractions in the local area, including McCaig’s Tower, Craobh Haven, Inverawe Country Park, Kilchurn Castle, Oban and Calmac Ferries.

A short drive from the property are the villages of Kilmelford (5 mins) and Ardfern (12 mins) where you will find general stores for basic provisions & a post office.

Terms & Conditions


Reservation Terms and Conditions:-

Unless otherwise advised Cottages are available from 4:00pm on day of arrival until 9:30am on day of departure.
A reservation is only confirmed when deposit is received.
Bookings made online are provisional until confirmed by The Mossmans.
Four weeks prior to arrival, upon receipt of full balance, we will send you specific directions to your chosen property with a security code for the lock box, in which the front door key will be enclosed.

Booking:-

25% initial deposit is required on all bookings.
This is part of the full rental charge.
Full balance payment is due four weeks (28 days) prior to arrival.

Provisional Bookings:-

Telephone requests shall be held for 48 hours whilst we await your booking details and deposit payment.
In the case that the booking is made within 28 days of arrival full payment is due immediately.

Security Deposit:-

A security deposit of £250 per property is required with the balance.
This is held securely and released within 48 hours of departure assuming there are no damages or excess cleaning charges applicable.
This is confirmed on your initial booking form.

Deposit and Cancellation Insurance:-

In the event of cancellation, and insurance not taken out, the hirer will forfeit the deposit.
If we are unable to resell the property and if accommodation remains unoccupied, full fee is payable.
We will refund all resale monies to clients who cancel less any expenses or discounts given to secure a new booking.
As this is a legal contract it is advisable and recommended to insure against cancellation.
We strongly advise you to take out “booking protection” which is available when you make an online booking view link here and then when booking through our property management booking system.

Notice of Cancellation:-

Should be made immediately by telephone to The Mossmans and then confirmed in writing/email to info@west-coast-cottages.co.uk

Electricity:-

Is included in the rental of most of our properties.
Where it is chargeable, Tigh Beg Croft, and EPC is available on request and the units are charged by meter reading.
The meter is read on arrival and departure by client, calculated at individual property SSE Hydro Electric rates.
Average approximate charges May to Oct: £8-£15 / Oct to April: £15-£20 (this may vary due to your own usage requirements and weather conditions at that time).

Cottage Fuels:-

Properties with open fire/stove will be laid ready to use on arrival this is included in price, additional supplies of coal, logs, fire lighters and bioethanol are charged as used recorded on payment sheet in individual property.

Accommodation Damage & Misuse:-

We ask that the property is left in a clean and tidy condition and that should any items be accidentally broken or damaged that you undertake to inform us at the time & as required replace or repay.
We would expect the property you hire to be left in a clean & tidy manner "as you found it".
Should this not be the case or the property be damaged in any way by negligence and we have not been informed & agreed a settlement, then the cost of replacement or repair will be withheld from refundable security deposit taken at time of booking.
Please note we often have departures and arrivals taking place on the same day; in order to avoid anything less that a wonderful arrival experiece for subsequent guests, we ask that any damage be reported to us immediatley to allow us time to orchestrate repairs or replacements.

Card Payment Detail:-

We are fully PCI compliant and we hold no card or personal details.

Discounts:-

Senior Citizens, those of UK State Pension age, can claim a special discount of 10% on any one week.
All guests must be Senior Citizens and the discount is not available during peak periods.
A special discount of 10% is given on a second and subsequent weeks booked.
A 10% repeat client discount voucher is only available on any one week of holiday and not available during peak periods.
No discounts available on short break prices.

All discounts must be agreed at time of booking and not retrospectively.
NB only one discount offer can be taken at any one time, unless with prior agreement.

Pets:-

Pets are welcome in specific properties at a charge of £5 per night per pet, with a max of two dogs per property & only one dog in Tigh Grianach.
Dogs must be kept under strict control at all times and must not be left unattended in the property.
No pets allowed at Tigh Beg or Argyll Mansions.
Grannda Mhor is at the property owners discretion.
Please bring your own pet bedding and under no circumstances allow pets on furniture or access to bedrooms.
Dog mess must be cleared from outside areas immediately.
An excess cleaning charge may be applied if there is evidence of dogs.

Availability:-

Availability changes rapidly so to avoid disappointment please telephone or email to secure your preferred date & property.
The booking is made in good faith in the belief that the Property will be placed at your disposal for the dates stated.
If for any reason this is not possible through circumstances not under the control of the Proprietor (e.g. fire, theft or damage) we cannot guarantee to provide an alternative.
In such an event the deposit will be refunded in full and as such you will have no claim against the Proprietor or Agent.
The Proprietors reserve the right to alter or amend the facilities or amenities available without prior notice.

Access:-

The Hirer shall allow the Lender entry to the properties for all reasonable purposes.
In order to maintain the high standard of our properties our gardeners/maintenance staff may visit the property- they will never ask for access, unless agreed and they will respect your privacy at all times.
Four weeks prior to arrival, upon receipt of full balance payment we will send you specific instructions to your chosen property along with a security code for the lock box containing the front door key.
During multi-week stays, our housekeepers will change your towels and bed linen half way thorough your stay.
Unless you advise us otherwise they will attend the property on the usual changeover day for that particular property.

Minors:-

Bookings for those 16 years and under who are not accompanied by adults cannot be accepted.
Springbank property is not suitable for children under the age of six years old.

Fires:-

No fires are to be lit on any part of the grounds or surrounding land.

Caravans:-

No caravans may be parked on the grounds.

Occupancy:-

The number of people occupying the hired cottage must not exceed the numbers stated on booking form without prior agreement.

Use of Accommodation:-

The property let is to be used for the purposes of a holiday let to which paragraph 6 of Schedule 1 of the Private Housing (Tenancies) (Scotland) Act 2016 applies. The booking agreement confers a right to occupy the accommodation for the agreed period only.
The hire property shall be used solely for holiday purposes and the Hirer shall not sub-let the properties or any equipment hired to the Hirer.

Hirer's Property:-

No liability is accepted by the proprietor or agent of the cottage for loss or damage to hired or passengers property, baggage, motor car etc. however caused nor for any accident or mishap to persons whilst on the premises.
The owner reserves the right to refuse admission of persons or pets, who in the opinion of the owner is not suitable to take charge or may cause a disturbance or nuisance which may upset the peace and tranquillity of other holiday makers.
In the event of termination of a let for these reasons a refund of any unexpired portion of rent will be made.
