Kareela is a spacious detached 4 bedroom holiday home occupying an idyllic riverside position in the peaceful Broadlands village of Belaugh. The property is in a prime location on the River Bure with a large rear garden offering direct access to the river, perfect for relaxing or fishing. The beautiful river frontage to the house is private and comes with its own mooring if you wish to hire a day boat to explore the Broads.

Comprising of 2 double bedrooms, 2 twin bedrooms and 2 bathrooms the house offers you the rare opportunity for larger family gatherings or a friends get together. The dining room can comfortably accommodate 8 guests but with Norfolk’s temperate climate you will probably find you spend much of your time dining alfresco on the terraced patio at the rear. The steps lead down to a large private garden allowing you to enjoy the peace and tranquillity that this haven offers. For the early mornings and cooler evenings there is also a sun terrace at the rear where you can relax with a morning cuppa or an aperitif before dinner. An added enhancement is that you can choose to have a complimentary daily newspaper delivered each morning whilst you relax over a leisurely breakfast.

Your stay at Kareela offers the best of both worlds. It is on one of the most rural and unspoilt stretches of the River Bure with no bustling traffic passing by but you are also only a few minutes’ drive away from the “capital” of the Northern Broads at Wroxham. Wroxham provides many dining options as well as a supermarket for picking up supplies and Wroxham Barns provides many activities for children. A more relaxing way to travel is to get out on the river by boat and explore everything this beautiful area has to offer. You can easily cruise through the villages of Wroxham, head over to Potter Heigham and Horning stopping off for a leisurely lunch along the way. Belwiderwood at Horning is worth a visit if you have young children with you. Further afield, you can take a train to the beautiful city of Norwich, take a trip on the Bure Valley Railway or drive to the sandy beaches of the Norfolk coast which are only 11 miles away. Horsey is a nice area to go seal spotting and is accessible by a footpath from your boat mooring as well as by car. After a busy day exploring head back to your accommodation to relax in your serene surroundings and perhaps have a relaxing barbeque on your patio

Kareela is in a fantastic location on the Norfolk Broads, within easy reach of the local villages, pubs, restaurants and attractions.

The Norfolk Coast and sandy beaches are a short drive away from the property.

There are numerous family-friendly attractions in the local area, including Wroxham Barns, BeWilderwood, Bure Valley Railway and Broads Tours river trips.

1. Making your booking

At time of booking, you will be requested to pay a booking deposit of 25% if your holiday start date is more than 8 weeks after the date of your booking. If your booking is within 8 weeks of your holiday start date, full payment will be required at time of booking.
On receipt of your booking deposit, a contract of hire exists between the hirer and the owners.

2. Payment of the balance of hire

Your balance of hire is due for payment, without demand, no later than 8 weeks prior to your arrival. Failure to comply may result in the cancellation of the holiday and forfeiture of the deposit and payment of full cancellation charges.

3. Changes to your booking

After your booking has been confirmed, any changes will incur an administration cost of £20.00 to cover the cost of replacement paperwork. Changes within 8 weeks of the start date of your holiday may incur additional cancellation charges and all requested changes will be subject to availability.

4. Cancellation by the hirer

In the event of cancellation by you 8 weeks or more before your holiday, your 25% booking deposit will be non-refundable and you may be eligible to claim on your holiday cancellation insurance if taken (see item 6 below). Cancellation within 8 weeks of your holiday will forfeit the full hire amount paid (or due) unless the owners can re-let the property in which case only the 25% booking deposit will be forfeit to cover administration and re-letting costs.

5. Cancellation by the owner

Should a property suddenly become unavailable for the dates hired by you due to unforeseen circumstances, all efforts will be made to offer suitable alternatives. If this is not possible, then all monies paid by the hirer will be refunded in full with no deductions but the Owners will incur no further liability of any kind. Under no circumstances will the Owners be liable to refund any amount exceeding the amount paid by the hirer.

6. Cancellation and Personal Insurance

It is very strongly recommended that you have adequate personal and holiday cancellation insurance to cover you and all members of your party. This should be suitable for UK self-catering holidays arranged independently of a travel agent and should include cancellation protection cover to safeguard you against loss of the cost of your holiday in the event of unexpected cancellation. Under no circumstances will the Owners be responsible for loss of life, personal injury, medical expenses, accidents, damage to the Hirers property, personal effects or motor vehicle(s) and you should ensure that any insurance covers such eventualities.

7. Liability

The Owners accept no liability whatsoever for any Loss, Damage, Injury or Accident to the Hirer or any member of the Hirer's party or property whilst in occupation of the property or its grounds insofar as this results from proven negligence of the Hirer or any member of the Hirer's party.

8. Bed linen and Towels

Your hire includes all bed linen and towels.

9. Pets

Pets are permitted at an extra cost of £25.00 per pet. Please note that guests are responsible for the cost of any damages or excessive cleaning charges.

10. Safety of children

There are a number of lakes on the site, so children must be supervised at all times and are the sole responsibility of the parents or guardian.

11. Swimming

There is strictly no swimming in any of the lakes.

12. Smoking

For the comfort of all guests and staff, no smoking or vaping is permitted inside the premises.

13. Behaviour

Behaviour of guests, and visitors, should not be excessive or rowdy, especially at night. Offensive or illegal behaviour will not be tolerated. You should show consideration to the owners, your neighbours and other guests at all times.

14. Price changes

Prices are correct at the time of publication but may change without notice with the exception of confirmed bookings. Confirmed bookings will not alter other than to reflect any changes in tax.

15. Arrival and departure times

Your holiday hire includes use of the property from 4.00pm on the day of arrival as specified in your booking confirmation until 10.00am on the specified day of departure. Later checkouts will result in an additional charge.

16. Maintenance Work

Improvements, maintenance and refurbishment to the facilities in the lodges and the grounds are carried out throughout the year. The owners will always do their best to ensure guests are not inconvenienced.

17. The owners reserve the right to refuse any booking.


18. Web Site & literature differences or omissions

Our web site and literature is intended as a guide to the properties and facilities only, and we reserve the right to make changes to the facilities provided or to the properties without prior notice. We regret we cannot accept any liability for errors mistakes or omissions which may arise from any differences between the properties or the facilities provided and our website or literature.

19. Force Majeure

The Owner shall not be liable for any loss, breach or delay due to any cause beyond the Owner's reasonable control including though not limited to Act of God, Explosion, Flood, Tempest, Fire or Accident, War or Threat of War, Sabotage, Insurrection, Civil Disturbance or Requisition, Acts, Restrictions, Regulations, Bye-laws, Prohibitions or Measures of any kind on the part of any governmental, parliamentary or local authority, Embargoes, Strikes, Lock-outs, or other Industrial Actions or Disputes. Under any such case the Owners shall be entitled to treat the contract as discharged.

Fishing on the Broads

Important Information

  • Fishing available from the property at the bottom of the garden, during open season only.
  • The variety of fish on the Broads include: pike, carp, eel, bream, roach, trench, perch and rudd.
  • A fishing licence is required, this can be purchased online via the Environment Agency here.
  • Closed season is between 15th March - 15th June.

Museum of the Broads - Visit here to discover the history of the Broads. Picnic area next to the river, dog-friendly. Open Sunday, Tuesday and Thursday from 11am - 3pm.

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning.

Bike Hire - Broads By Cycle offers bike hire in several pick-up and drop-off docking areas.

Great Yarmouth - Norfolk's premier sea-side resort. There are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafes/restaurants.

Norwich - Just under 30 minutes away.

Wildlife - The Broads is home to a large number of species including seals, otters, water vole and chinese water deer.

Birds - There are many rare species of bird that have made the Broads their home, including bitterns, kingfishers, grebes, marsh harriers and warblers.
