NOKO – Booking Terms & Conditions (V1)

PLEASE READ THESE TERMS AND CONDITIONS CAREFULLY. BY MAKING A BOOKING YOU AGREE TO BE BOUND BY THEM.

1. Contract and Governing Law

The contract for a short-term holiday stay is between NOKO Retreats Ltd trading as NOKO (“we”, “us”, “our”) and the person making the booking and all members of the party (“you”, “your”). The contract is governed by the laws of England and Wales and subject to the exclusive jurisdiction of the English courts. The booking is not confirmed until full payment (or deposit where applicable) has been received.

The party leader must be at least 18 years of age at the time of booking.

1.a All bookings made through our online booking system are provisional until confirmed in writing by NOKO.

2. Nature of Stay

The accommodation is provided for holiday purposes only. This agreement does not create a tenancy or lease, and you will not acquire any rights of occupation beyond the booked period under the Housing Act 1988 or otherwise.

3. Arrival and Departure

Check-in is from 4:00pm on the day of arrival.

Check-out is by 10:00am on the day of departure.

Late departure or early arrival without prior agreement may result in additional charges.

4. Occupancy

The maximum occupancy for each lodge or suite is stated at the time of booking and must not be exceeded under any circumstances. We reserve the right to refuse entry or require immediate departure without refund if this condition is breached.

5. Use of the Property

Only registered guests may use the accommodation and its facilities unless prior written consent has been given. The property must be used in a respectful manner consistent with a peaceful retreat environment.

Noise must be kept to a minimum between 10:00pm and 7:00am.

6. Care of the Property

You are responsible for the accommodation and its contents and must take reasonable care of them. The property must be left clean, tidy, and in a similar condition to that found on arrival.

We reserve the right to charge for:
- Breakages or damage
- Excessive cleaning
- Missing items

7. Smoking, Candles and Fire Safety

Smoking and vaping are strictly prohibited inside all accommodation and in communal buildings.

The use of candles or naked flames is not permitted anywhere on site.

Please ensure electrical appliances are switched off when not in use.

8. Pets

Pets are not permitted anywhere on the NOKO site or within accommodation.

9. Damages and Charges

Any damage, loss, or additional cleaning required will be charged to the lead guest. We reserve the right to recover costs following departure where necessary.

10. Liability

We do not accept responsibility for loss or damage to personal belongings, vehicles, or their contents. Vehicles are parked at the owner’s risk.

Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence or for fraud or fraudulent misrepresentation.

Our total liability in respect of any claim shall not exceed the total amount paid for the booking.

11. Force Majeure

We shall not be liable for cancellation or changes resulting from events beyond our reasonable control including, but not limited to, acts of God, fire, flood, severe weather, war, terrorism, or government restrictions. In such circumstances, any payments received will be refunded, but no further compensation shall be payable.

12. Termination

We reserve the right to terminate a stay immediately without refund if these terms are breached, including behaviour that disrupts other guests or risks damage to the property.

13. Privacy and Data Protection

Personal data is processed in accordance with applicable data protection legislation and used solely for legitimate business purposes related to your booking.

14. General

If any part of these terms is found to be invalid or unenforceable, the remainder shall continue in full force and effect.

These terms take precedence over any other published material.

Cancellation policy:

When a booking is made, the lead guest enters into a contract with NOKO and accepts these cancellation terms. All cancellations must be made by the lead guest in writing by email. The date on which NOKO receives the written cancellation request will be the date used to calculate any cancellation charge due. Cancellation charges apply as follows: Cancellation timing Charge payable More than 42 days before arrival Deposit retained, no further balance due 42 to 29 days before arrival 50% of the total booking value payable 28 days or less before arrival 100% of the total booking value payable
· If the booking is cancelled after the full balance has been paid, any refund due will be made only after deduction of the applicable cancellation charge.
· Where only a deposit has been paid and the cancellation charge exceeds the deposit retained, the guest remains liable for the balance of that cancellation charge.
· No refund will be given for non-arrival, late arrival, reduction in stay, or early departure.
· Any request to amend or transfer a booking is subject to availability and entirely at NOKO’s discretion. Agreement to amend or move a booking does not remove NOKO’s right to apply cancellation charges.
· Guests are strongly advised to take out suitable travel insurance at the time of booking to cover cancellation, illness, unexpected events, and any associated losses.

Beccles Lido - 2 ½ miles away, 6 minutes by car. Located on the bank of the River Waveney, in thehistoric market town of Beccles, Suffolk you will find the Beccles Lido with its open air pool which is open all year round.

Bungay and Bungay Castle - 5.5 miles away, 10 minutes by car. Visit the market town of Bungay where you will find Bungay Castle with walls betweem 5 -7 meteres think and standing more than 33 meters high, the castle is a Grade one listed building.

East Anglia Transport Museum at Carlton Colville - 8 miles, 15 minutes by car. An open air transport museum with not only many historic public transport vehicles and it is the only museum in the country where you can actually ride on the vehicles from buses to trams and more.

Heritage coastline at Southwold Pier - approx. 12 miles, 25 minutes by car. Located in the coastal town of Southwold you can find Southwold Pier that stretches out 623 feet into the North Sea. You will find excellent shopping and plenty of places serving delicious food as well.

Carlton Marshes Nature Reserve - 8 ½ miles, 20 minutes by car. 1000 acres of wildenres located in the Borads National Park, this is home to the largest population of wading birds in the East of England.

The Norfolk & Suffolk Aviation Museum at Flixton – 7 ½ miles, 15 minutes by car. Home to an extensive collection of over 60 aircraft and around 30,000 artefacts and even has a 'hands-on' area with aircraft and cockpits to sit in, simulator experiences and much more.

Big Dog Ferry at Beccles - 2 ½ miles, 6 minutes by car. Running boat trips along the River Waveney betweem Beccles Lido and Geldstone Locks Inn Community Pub. This ferry offers opportunities to spot otters, kingfishers and marsh harriers
