Meadow View is situated in the heart of the Cotswold Water Park only a short walk from the lakes and entertainment. The property is located on Hoburne Park and guests can use the extensive onsite facilities which include fishing, swimming pools (indoor and outdoor), gym, entertainment plus a bar and restaurant. Use of these facilities is included in the holiday price and your membership pass must be carried at all times whilst on site. Additional attractions including pedalos and crazy golf are available at an extra cost and are payable locally if required.

This 3 bedroom property can accommodate up to 6 people in 1 king-sized double bedroom and 2 twin bedrooms. There is an open plan living area and outside there is a lovely furnished decking area with a private hot tub.

The Cotswold Water Park - One of the fastest growing tourist areas in the UK, the Cotswold Water Park has for a long time been a best kept secret and it seems that the secret is out and it is now becoming a major tourist destination! South of Cirencester and north of Swindon the Cotswold Water Park covers just over 40 square miles. The whole area which is made up of 150 different lakes, a series of lovely old Cotswold villages, the infant Thames is a haven for a wonderful array of wildlife and leisure activities.

A Hoburne Park Membership Card is required to access the main park facilities. This pass is automatically added to your holiday cost at the time of booking. Membership cards must be carried at all times on the park and presented upon request on entry to the club house. Passes include lake fishing permit, access to swimming pools, bar and restaurant, and Gym. Additional on-site activities including pedalos and crazy golf are payable locally.

A cleaning, linen, service and hot tub charge will be automatically applied to each booking. The cost of this varies by property and is detailed on your booking form.

Within 48 hours of confirming your booking, a welcome email will be sent to you requesting names and addresses of your party, detailing check-in procedure and asking for your card details to pre-authorise a security deposit of £200. This will be released after checkout, if the property is left in a good condition.

By placing a booking with us (the property owner / his/her representative) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set-out. During your stay you agree to abide by the subsequent conditions as set-out. If you have any questions about booking with us, please contact us before making a booking.

To place a booking with us the lead guest must be at least 18 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission.

To secure any booking we require a deposit to be paid in advance, this deposit amount is 20% of booking total. A security deposit of £200 is preauthorised on your card on the day of arrival and released after checkout, if the property is left in a good condition.

Deposit payments must be 'cleared funds' before a booking can be confirmed. Deposits are only refundable under the conditions set-out here within. All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners.


1. Check in and Check out

Guests must check-in and check-out by the times stated below;
• Check-in: 3:00pm on day of arrival
• Check-out by: 10:00am on day of departure

2. Cancellation, Returned Deposit & Non-Arrival Conditions

Guests that need to cancel a booking should contact us as soon as possible.
Deposits already paid are only returned in accordance with the following conditions.

• Cancellation made 30 days or more in advance of arrival date = Full deposit refund.
• Cancellation made 29 days or less of arrival date = No refund issued, full amount of booking due. Alternatively, a travel credit may be issued with a 6- month valid period from issue.

Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit their deposit paid and the full amount of the booking will be due. It is suggested that booking guests take out appropriate holiday / cancellation insurance where required.

In the rare event we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.

3. WiFi Fair & Appropriate Usage Policy

Where WiFi Internet access is provided, guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests. The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is not prohibited and will be reported to local authorities.

4. Damages & Lost Property

We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys / fobs / access cards will incur a replacement charge per key / fob / card lost.

Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking-out. We may offer to post lost items via recorded delivery at the cost of the property owner, otherwise collection can be arranged.

5. Smoking

Smoking of any tobacco products, is only allowed in designated areas as sign posted throughout the accommodation and is in accordance with the Health Act 2006.

6. Pets & Service Dogs

In pet friendly properties we accept up to 2 well behaved dogs. Names and breed of the dog must be added to the check in form. Dogs must be kept on a lead at all times.

7. Parking

Where on-site parking is provided guests accept that they park their vehicles at their own risk.

8. Your Personal Details & Privacy

We are required to keep a register of guests over the age of 16 who stay with us, this includes full names and nationality, and/or passport numbers, place of issue, details of next destination if they are non-British, Irish or Commonwealth guests. This is in accordance with the (Immigration (Hotel records) Order 1972). These records are kept for a minimum of 12 months and in accordance with the DPA (Data Protection Act 1998) and the GDPR (General Data Protection Regulation) [which comes into force in May 2018].

Our policy surrounding the personal details you provide as part of any booking or enquiry through this website / or third party website, including the privacy of those details are explained and set out in our Privacy Policy which you can read here. You accept that any entries you make to an on-site guest book, if available, will not contain personal information or details you would not want disclosed. Any entries containing personal details that may fall into the DPA and GDPR may be removed and destroyed.

9. Our Right to Cancellation

We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached.

Lake Fishing

Important Information

  • 1. Location: All fishing lakes at Hoburne Cotswolds are governed by National Fishery Bylaws and specific fishery rules. Please use designated areas for fishing on all lakes. If fishing on the main lake please be aware fishing is only permitted in the bottom third of the lake, as indicated by a buoyed rope. Fishing is not permitted from the decking of any holiday accommodation. No communal seating areas/benches should be used to fish from.

  • 2. Rod Licence: All anglers aged 12 or over must have an Environment Agency Rod Licence, available from the local Post Office in South Cerney, or online.

  • 3. Number of Rods: You may fish in our lakes with a maximum of 2 rods per person.

  • 4. Unattended Rods: It is an offence to leave baited rods cast out into the water unattended. The test will be 'sufficient' control', which means you can go to sleep close to your rod(s) but cannot walk long distances from it/them. Anglers are not permitted to use alarm systems and return to their accommodation.

  • 5. Landing Nets: Landing nets with knot-less mesh must be used. A landing mat must always be used when fishing.

  • 6. Lead Weights: It is illegal to use lead weights smaller than one ounce, except for split shot of size 8 or smaller.

  • 7. Gaffs: The use of gaffs is prohibited.

  • 8. Rigs: All fishing rigs must allow the fish to discard the lead if the lines break. No fixed rigs allowed.

  • 9. Bait & Ground Bait: Bait and ground bait must be used only in moderation. Nuts and/or beans are prohibited.

  • 10. Close Season: There is no close season in operation.

  • 11. Litter & Discarded Tackle: You are responsible for removal and safe disposal of all litter and discarded tackle and are duty bound to advise reception in the event of snaring wildlife or losing tackle where it is not possible to salvage.

  • 12. Barbless Hooks: Barbless hooks must be used at all times in our lakes.

  • 13. Predator Fishing: Live bait and freshwater fish dead baits must not be used in our lakes. Sea fish dead baits and spinning/plug fishing is allowed.

  • 14. Fishing from Boats: Fishing from boats is not permitted on our lakes.

  • 15. Fishing Hours: Fishing may only take place between the hours of 8am - 10pm.

  • 16. Removal of Fish: All fish must be returned to the lakes immediately. No sacks or keep nets may be used to retain fish.


  • Kingfisher Lake: Carp to approx. 25lb, Tench to 8lb, Bream, Pike, Roach and Rudd.

  • Mallard Lake: Carp to 30lb, Tench, Bream, Roach and Rudd.

  • Heron Lake: 6 acre lake with Carp to 40lb, Tench to 10lb, Pike, Roach and Rudd.
