Riverside Reach is a 1 bedroom holiday cottage located within the Peninsula development located on the River Bure in Wroxham. This cosy cottage is perfect as a couple’s getaway to explore life on the river and the wider Broads National Park. The village of Wroxham is only a 5 minute walk away where you will find all the amenities that you require such as a supermarket and various pubs and restaurants. There is also a direct train line if you wish to explore the medieval city of Norwich or change at Norwich to head to Great Yarmouth for a nostalgic day at the seaside.

The open plan lounge and kitchen is perfect for relaxing in after a busy day of activities. Equipped with a small dining table and 2 comfortable armchairs that overlook the river you can watch the world go by whilst you have your morning cuppa. The full length patio doors lead out onto a lawned grass area. This is the perfect spot for catching the late afternoon sun whilst you fire up the BBQ for some alfresco dining. On the first floor there is a king size double bedroom and a family bathroom.

With direct access to the river this is the perfect location to sit back, relax and try a spot of fishing. (Open season 14 March – 16 June. Rod license required, available from the Environment Agency.) A private boat mooring is also available at a charge of £5.00 per day if you wish to get and explore on the river and enjoy some riverside lunches along the way.

Please Note: Caution should be observed with young children and pets as the river’s edge is unfenced.

There are plenty of things to keep you busy in and around Wroxham such as the shopping and craft centre at Wroxham Barns. For those interested in steam railways then make sure you take a trip on the Bure Valley Railway which is a 9 mile route between Wroxham and Aylsham. There are many lovely nature reserves that capture the abundant wildlife, flora and fauna of this special little micro climate. Blow away the cobwebs at the coast and stroll along one of the many sandy beaches at coastal towns such at Sheringham, Cromer or Horsey. Alternatively, just enjoy the peace and tranquillity that this riverside location offers to ensure that you return home rested, rejuvenated and revitalised.

Riverside Reach is in a fantastic location on the Norfolk Broads, within easy reach of the local villages, pubs, restaurants and attractions.

The Norfolk Coast and sandy beaches are a short drive away from the property.

There are numerous family-friendly attractions in the local area, including Wroxham Barns, BeWilderwood, Bure Valley Railway and Broads Tours river trips.

Terms & Conditions


Bookings are subject to the following terms and conditions.

1. Making your booking

At time of booking, you will be requested to pay a booking deposit of 20% if your holiday start date is more than 8 weeks after the date of your booking. If your booking is within 8 weeks of your holiday start date, full payment will be required at time of booking.

On receipt of your booking deposit, a contract of hire exists between the hirer and the owners.

2. Payment of the balance of hire

Your balance of hire is due for payment, without demand, no later than 8 weeks prior to your arrival. Failure to comply may result in the cancellation of the holiday and forfeiture of the deposit and payment of full cancellation charges.

3. Changes to your booking

After your booking has been confirmed, any changes will incur an administration cost of £35.00 to cover the cost of replacement paperwork. Changes within 8 weeks of the start date of your holiday may incur additional cancellation charges and all requested changes will be subject to availability.

4. Cancellation by the hirer

In the event of cancellation by you 8 weeks or more before your holiday, your 20% booking deposit will be non-refundable and you may be eligible to claim on your holiday cancellation insurance if taken (see item 6 below). Cancellation within 8 weeks of your holiday will forfeit the full hire amount paid (or due) unless the owners can re-let the property in which case only the 20% booking deposit will be forfeit to cover administration and re-letting costs.

5. Cancellation by the owner

Should a property suddenly become unavailable for the dates hired by you due to unforeseen circumstances, all efforts will be made to offer suitable alternatives. If this is not possible, then all monies paid by the hirer will be refunded in full with no deductions but the Owners will incur no further liability of any kind. Under no circumstances will the Owners be liable to refund any amount exceeding the amount paid by the hirer.

6. Cancellation and Personal Insurance

It is very strongly recommended that you have adequate personal and holiday cancellation insurance to cover you and all members of your party. This should be suitable for UK self-catering holidays arranged independently of a travel agent and should include cancellation protection cover to safeguard you against loss of the cost of your holiday in the event of unexpected cancellation.

Under no circumstances will the Owners be responsible for loss of life, personal injury, medical expenses, accidents, damage to the Hirers property, personal effects or motor vehicle(s) and you should ensure that any insurance covers such eventualities.

7. Liability

The Owners accept no liability whatsoever for any Loss, Damage, Injury or Accident to the Hirer or any member of the Hirer's party or property whilst in occupation of the property or its grounds insofar as this results from proven negligence of the Hirer or any member of the Hirer's party.

8. Bed linen and Towels

Your hire includes all bed linen and towels.

9. Pets

Up to a maximum of two pets are welcome at an additional cost of £25 for one pet or £50 for two pets.

10. Safety of children

The property is situated overlooking the River Bure and the gardens are unfenced with immediate access to the river, so children must be supervised at all times and are the sole responsibility of the parents or guardian.

11. Smoking

For the comfort of all guests and staff, no smoking or vaping is permitted inside the premises.

12. Behaviour

Behaviour of guests, and visitors, should not be excessive or rowdy, especially at night. Offensive or illegal behaviour will not be tolerated. You should show consideration to the owners, your neighbours and other guests at all times.

13. Price changes

Prices are correct at the time of publication but may change without notice with the exception of confirmed bookings. Confirmed bookings will not alter other than to reflect any changes in tax.

14. Arrival and departure times

Your holiday hire includes use of the property from 4.00pm on the day of arrival as specified in your booking confirmation until 10.00am on the specified day of departure. Later checkouts will result in an additional charge and must be agreed by the owner in advance.

15. Maintenance Work

Improvements, maintenance and refurbishment to the facilities in the lodges and the grounds are carried out throughout the year. The owners will always do their best to ensure guests are not inconvenienced.

16.The owners reserve the right to refuse any booking.

17. Web Site & literature differences or omissions

Our web site and literature is intended as a guide to the property and facilities only, and we reserve the right to make changes to the facilities provided or to the properties without prior notice. We regret we cannot accept any liability for errors mistakes or omissions which may arise from any differences between the properties or the facilities provided and our website or literature.

18. Force Majeure

The Owner shall not be liable for any loss, breach or delay due to any cause beyond the Owner's reasonable control including though not limited to Act of God, Explosion, Flood, Tempest, Fire or Accident, War or Threat of War, Sabotage, Insurrection, Civil Disturbance or Requisition, Acts, Restrictions, Regulations, Bye-laws, Prohibitions or Measures of any kind on the part of any governmental, parliamentary or local authority, Embargoes, Strikes, Lock-outs, or other Industrial Actions or Disputes. Under any such case the Owners shall be entitled to treat the contract as discharged.

Fishing on the Broads

Important Information

  • Fishing available from the property garden.
  • The variety of fish on the Broads include: pike, carp, eel, bream, roach, trench, perch and rudd.
  • A fishing licence is required, this can be purchased online via the Environment Agency here.
  • Fishing available during open season. Closed season is between 15th March - 15th June.
  • Use barbless or micro-barb hooks where possible. They are kinder to fish and hook removal is much easier.
  • Return your catch carefully, do not slide or tumble fish down the keepnet into the water.

Wroxham Village - There are plenty of pubs and restaurants in the village. There is also a Nisa convenience store, pharmacy, Chinese takeaway, Indian restaurant/takeaway, fish & chip shops.

Pretty Norfolk Broads Villages & market towns nearby - Horning, Coltishall, Potter Heigham, Ludham.

Museum of the Broads - Visit here to discover the history of the Broads. Picnic area next to the river, dog-friendly. Open Sunday, Tuesday and Thursday from 11am - 3pm.

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning.

Bike Hire - Broads By Cycle offers bike hire in several pick-up and drop-off docking areas.

Great Yarmouth - Norfolk's premier sea-side resort. There are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafes/restaurants.

Norwich - Just under 30 minutes away.

Wildlife - The Broads is home to a large number of species including seals, otters, water vole and chinese water deer.

Birds - There are many rare species of bird that have made the Broads their home, including bitterns, kingfishers, grebes, marsh harriers and warblers.

Nature Reserves - Hickling Broad, Ranworth Broad, Upton Broad and Marshes, Cockshoot Broad, Barton Broad, Martham Broad, Thorpe Marshes and Alderfen Broad.

Access Information

  • Parking is available 14ft from the property entrance via a gravel path.
  • There are 2 steps up to the property entrance with the assistance of a handrail.
  • There is a handrail on the right hand side of the internal staircase leading up to the first floor.
  • There is a threshold step leading from the patio doors to the patio.
  • There is a further 2 steps down to the lawned garden and river frontage.
  • The river frontage is unfenced so care must be taken.
  • Fishing is available directly from the property. The distance is 35ft from the back gate to the river edge on a grass surface. Fishing is also available at the front of the property on a gravel path.
