Seacluded is a neutrally decorated, basic holiday apartment, suitable for couples or a small family group looking to explore the seaside resort of Cromer. Ideally located for a staycation break, situated 23 miles north of Norwich and only a 5 minute walk from Cromer train station.

The apartment has a fully equipped kitchen including a full size gas cooker and hob, fridge, dishwasher, kettle, toaster and pots & pans. There is a dining table and chairs seating 4 people plus a sofa bed which can convert to a double bed. There is a small balcony leading from the lounge. The master bedroom has a double bed, along with plenty of storage and a second TV. The second bedroom has a single set of bunk beds for 2 people. There is a family bathroom with a shower unit, toilet and wash basin. If you need any supplies there is a main supermarket only a 5 minute walk away.

Being by the seaside conjures up childhood memories and this quaint town allows the opportunity to create new ones. Savour all the delights of the seaside with walks along the blue flag beach, perhaps learn a bit of surfing and if you are feeling very brave have a swim in the North Sea. Cromer has a beautiful Victorian Pier and you will also find the Pavilion Theatre here. You can capture a live show here throughout the summer months. Spend an afternoon strolling round the cobbled streets and stop for a spot of lunch at one of the local restaurants. Trying the worldwide famous Cromer Crab is a must. There are a variety of fabulous links courses on the Norfolk coast for any keen golfer. To blow off the cobwebs walk part of the Norfolk Coastal Path taking you along the clifftops for beautiful views. On returning to your accommodation, enjoy the last of the sunshine whilst relaxing on the outdoor balcony.

Location Information

Cromer Pier is accessible a short walk from the property. The closest Supermarket is a Morrisons' approximately 10 minutes walk from the apartment. There is a wide selection of independant shops and eateries available, including fish & chip shops, ice cream parlors and restaurants in Cromer.

Terms & Conditions

The Contract for a short-term holiday rental shall be made between you, the client, and Happy Days Holidays – Herein referred to as the owner. UK law shall govern the contract. It will be entered into when the deposit is processed and the owner or their agent has issued the confirmation letter. The contract will be subject to all of the following booking conditions. The owner reserves the right to cancel the contract at any time and without prior notice.

A minimum deposit of £100 (UK pounds) against the hire fee is payable at time of booking. The full balance is due no later than six weeks (90 Days) prior to commencement of the rental. If the balance has not been received on or before this date this will be construed as a cancellation of the contract by the client. For bookings made less than six weeks prior to the commencement of the hire the full balance is payable upon booking. Payment can be made via bank (BACs) transfer. Details of which are below. No VAT is applicable. The owner or their agent may alter or change payment arrangements.

Any cancellation made by the client for whatever reason shall be made over the phone and in writing. If the booking is cancelled within two weeks of the arrival date, the entire hire fee will be forfeit. For cancellations made between two and six weeks prior to the arrival date, 50% of the fee will be refunded. The deposit fee will be deemed a cancellation charge and therefore will not be refunded.

Period of Hire
Hire commences, unless otherwise notified, at 16:00 on the day of arrival and terminates at 10:30 on the day of departure. We ask that upon departure you ensure you have collected all of your belongings, checked and closed all the windows and exterior doors, turned off all the appliances and lights, switched off the central heating, logged out of all of your accounts accounts on any Smart TVs (e.g. Netflix), any outdoor cushions or glassware is placed back in the rattan storage box provided, and all rubbish is disposed of in the big bins outside the front of the main property on Prince of Wales Road. Keys are then to be returned to the key safe, the key safe door firmly closed and all numbers set to 0000.

We operate a key safe entry system. We will contact you approximately an hour prior to check-in to provide you with the key safe code. Once you are in possession of the keys we ask that you close the key safe door and set all numbers to 0000. If you require an earlier check-in please contact us before hand and we will do our best to accommodate. Number of persons in the property
The number of persons occupying the property must not exceed the maximum number stipulated on the booking confirmation. We reserve the right to refuse entry to the entire party or to terminate the hire period if this condition is not observed. At no time will persons under the age of 18 and other vulnerable people (e.g. the elderly or someone with a disability) be permitted in the property alone. They are to be supervised at all times.

Respect for others
We ask that you respect the other residents and guests around you and minimise your impact on them. Please try and avoid slamming doors, loud music and shouting. Please remember that there are communal areas between the apartments, and not everyone will appreciate the disruption. Persistent offenders will be asked to vacate the property or properties and forfeit the rest of their stay.

Termination of hire
The client may terminate the hire at any point during their stay. Upon the client terminating the hire, the client is to leave the property in accordance with section #4. The owner or their agent may terminate the hire period if the client has behaved in such a way that is in breach of these or any other conditions imposed upon their hire. The owner reserves the right to report the client to the authorities and seek assistance for their removal.

Complaints or problems
We hope that you will enjoy your stay with us but should you have a problem or complaint we ask that you bring it to our attention as soon as possible. Any serious complaint should be made in writing. Contact details can be found on your paperwork and on our website.

Care of the property
The client shall take all reasonable and proper care of the property and its furniture, fixtures and fittings and leave them in the same state of repair and in the same clean and tidy condition at the end of the hire period as at the beginning. Any spillages or accidents not reported or cleaned up will be charged for. Guests will not attempt to make any repairs or alterations to the property or its contents without prior consent.

Breakages, Damage or Losses
The client is legally bound to reimburse for all loses, repair or extra cleaning costs upon demand. Any breakages or damage is to be reported as soon as possible. The owner reserves the right to charge a call out fee to respond to any loss or damage caused by the client.

There are two parking spaces available to guests. These have an additional charge of £9 per space, per night for the full duration of your stay and are allocated on a first-come-first-served basis. If you require a parking space please let us know at time of booking and we will let you know if a space is available for the duration of your stay. Please note parking is unsuitable for large vehicles as access is via small side roads and spaces are tight. Users of the car parking area do so at their own risk. We will not accept responsibility for any damage, accidents or losses to vehicles and belongings.

Unless otherwise agreed in writing, pets are not permitted. An additional cleaning charge of £40.00 will be automatically applied to the booking if you have stated pets will be staying with you. If we agree to your pet visiting with you then you agree that you will keep good control over your pet and to reimburse us for any further cleaning costs incurred; e.g. toilet accidents. A vacuum is provided to you during your stay and we politely ask that you make good use of it. At no time are pets to be left alone in the property. We ask that your pet not be allowed in the bedrooms. See also #7 and #10. Due to the size of the properties we can only accept a maximum of one large/medium-sized dog OR two small-sized ones.

The owner and their agents do not accept third party liability in respect of breach of contract, negligence, misrepresentation or otherwise. The client agrees to indemnify the owner against any loss or damage arising out of their misuse or misconduct within the property.

Gas, electricity and water are all inclusive and no extra charge is permitted. We ask that you are considerate with your usage as this helps keep our running costs to a minimum and preserve our low hire charges. Please close all the windows, turn off all the lights and reduce the heating when you leave the property.

Wi-Fi Access
Our Wi-Fi is free for use to guests of Happy Days Holidays. It is subject to an acceptable user policy and provided “as is” and will not be altered or reconfigured for individuals use. Its intended use is light web browsing and email. No liability or warranty is accepted or provided. The service is remote monitored and controlled by a third party. Any user found attempting to interfere with its operation or using it to access illegal or blocked content will have their access revoked. No support is implied or offered in respect to your own equipment being able to use this facility.

All properties are strictly no smoking. This includes in and around the property and communal areas. You are free to smoke outside and away from the property, but please clear up after yourself and respect others.

Use of candles
The use of candles and other items that burn including, but not limited to; tea lights, incense sticks, ethanol burners are strictly prohibited.

Wroxham Barns - Wroxham is often referred to as 'the Capital of the Broads' - Wroxham Barns is a small boutique shopping complex with a childrens' farm and funfair.
