Wroxham Quays is located a 5 minute walk from the village of Wroxham, the heart of the Northern Broads. This 2 bedroom pet friendly property is located on the river’s edge so perfect for watching the hustle and bustle on the river during the day and then enjoying the peace and tranquillity of the river views as the sun sets in the evenings. Sleeping up to 5 people in 2 bedrooms this is ideal for a family of friends get together. On the first floor the master double bedroom has wonderful riverside views and the other double bedroom has an additional single bed if required to provide flexible sleeping arrangements. You also have a modern family bathroom with shower over bath.

On the ground floor the open plan lounge/dining area has 2 luxurious comfortable velvet sofas with riverside views and a dining table suitable for up to 6 guests. Decorated in neutral tones this is a nice space for relaxing in at the end of your day. The fully equipped kitchen has everything you need for creating evening meals and the spacious and rustic dining table banquette seating on 2 sides to allow everyone to socialise together. The patio doors lead out to a private terrace where you can enjoy your morning coffee or a late afternoon aperitif. It is gated and fenced off from the water’s edge so you know your pet will be safe. The property comes with its own private mooring so you may wish to hire your own boat for the duration of your holiday. Exploring the Norfolk Broads on the water is an excellent way of getting to know the area and experience the abundant wildlife at any time of the year.

Within Wroxham itself you will find a supermarket, shops, cafes, takeaway eateries, riverside pubs and restaurants. There are several family friendly activities locally such as Wroxham Barns, BeWilderwood and the Bure Valley Steam Railway. Wroxham also has a mainline train station where you can explore both city and coast if you wish to travel further afield. The medieval city of Norwich is only 8 miles away and is certainly worth a visit. The winding cobbled streets are filled with boutique shops, friendly cafes and excellent restaurants. Immerse yourself in the beautiful architecture and explore Norwich Castle Museum and also Norwich Cathedral. Finish with a riverside walk taking in the relaxing ambiance of the market that occurs every day apart from Sunday. Alternatively, head to the coast to explore the sandy beaches of Sea Palling, Horsey and Winterton on Sea. Take a stroll along the seafront to blow away the cobwebs and perhaps finish with fish and chips or an ice cream. The seaside resorts of Great Yarmouth, Cromer and Sheringham are great family days out with activities for all ages.

After your busy day return to your accommodation and enjoy the peaceful river views or settle down for an evening movie on your wall mounted smart TV. On returning home, this little corner of Norfolk will have captured your heart so much that you will wish to return here time and time again.

When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.


1. Your Holiday Booking

Your booking is direct with the Owners of Fishersdene and subject to the booking Terms and Conditions as set out below. To make your booking, you will be requested to pay a booking deposit of 20% of the hire cost if your holiday start date is more than 8 weeks after the date of making your booking. If booking within 8 weeks of your holiday start date, full payment will be required at the time of booking. In either case, your booking is not confirmed until either your deposit or full payment has been received and your booking has been confirmed in writing to you by the Owners of Fishersdene, hereafter referred to as 'the Owners' .

On receipt of your booking deposit (or full payment if within 8 weeks of the start date of your holiday), a contract of hire will exist between you (hereafter referred to as 'the Hirer') and the Owners. The maximum occupancy as advised by the Hirer must not be exceeded under any circumstances without prior written agreement by the owners and receipt of any additional monies where the small party discount no longer applies. At no time must the occupancy exceed 5 guests.

2. Paying the balance of hire

Your balance of hire is due for payment, without demand, no later than 8 weeks prior to your arrival.


3. Variations of price

We reserve the right to vary prices without notice. The price of your holiday is however guaranteed once a booking confirmation has been received by you.


4. What is included in the price?

Your holiday hire includes use of the property from 4.00pm on the day of arrival as specified in your booking confirmation until 10.00am on the specified day of departure. Your rental cost includes all bed linen (except for the optional cot) and towels (one bath towel and one hand towel per guest plus a hand towel in the downstairs cloakroom), two tea towels, electricity and water. Complimentary WiFi is provided for use by guests. We reserve the right to suspend or cease WiFi service for improper use or for any technical or commercial reason without explanation, liability or cost. Use of WiFi is entirely at users risk and you should ensure that any equipment used to connect to the internet is protected by suitable anti-virus and firewall software. Use of the complimentary guest WiFi access implies that you have read and fully accepted the WiFi Terms of Use.


5. Changes to your booking

After your booking has been confirmed, any changes will incur an administration cost of £35.00 to cover the cost of replacement paperwork. Changes within 8 weeks of the start date of your holiday may incur additional cancellation charges and all requested changes will be subject to availability.


6. Cancellation by you

On confirmation of your booking, a contract of hire will exist between the Hirer and the Owners. In the event of cancellation by you 8 weeks or more before your holiday, your 20% booking deposit will be non refundable and you may be eligible to claim on your holiday cancellation insurance if taken (see item 10 below). Cancellation within 8 weeks of your holiday will forfeit the full hire amount paid (or due) unless the owners can re-let the property in which case only the 20% booking deposit will be forfeit to cover administration and re-letting costs. Optional cancellation insurance is available.


7. Cancellation by us

Should a property suddenly become unavailable for the dates hired by you due to unforeseen circumstances, all efforts will be made to offer suitable alternatives. If this is not possible, then all monies paid by you (the Hirer) will be refunded to you in full with no deductions but the Owners will incur no further liability of any kind. Under no circumstances will the Owners be liable to refund any amount exceeding the amount paid by the Hirer.


8. Liability

The Owners accept no liability whatsoever for any Loss, Damage, Injury or Accident to the Hirer or any member of the Hirer's party or property whilst in occupation of the property or its grounds insofar as this results from proven negligence of the Hirer or any member of the Hirer's party.


9. Cancellation and Personal Insurance

It is very strongly recommended that you have adequate personal and holiday cancellation insurance to cover you and all members of your party. This should be suitable for UK self catering holidays arranged independently of a travel agent and should include cancellation protection cover to safeguard you against loss of the cost of your holiday in the event of unexpected cancellation.

Under no circumstances will the Owners be responsible for loss of life, personal injury, medical expenses, accidents, damage to the Hirers property, personal effects or motor vehicle(s) and you should ensure that any insurance covers such eventualities.


10. Pets

Up to two well behaved pet are welcome at Fishersdene at a charge of £25 to cover additional cleaning.


11. Smoking

For the comfort of all guests, smoking is no permitted anywhere inside the premises.


12. Web Site & literature differences or omissions

Our web site and literature is intended as a guide to the properties and facilities only, and we reserve the right to make changes to the facilities provided or to the properties without prior notice. We regret we cannot accept any liability for errors mistakes or omissions which may arise from any differences between the properties or the facilities provided and our website or literature.


13. Terms of Use of Guest WiFi

Use of the complimentary WiFi is subject to the Terms & Conditions of Use which will be provided on request.


14. Force Majeure

The owners shall not be liable for any loss, breach or delay due to any cause beyond the Owner's reasonable control including though not limited to Act of God, Explosion, Flood, Tempest, Fire or Accident, War or Threat of War, Sabotage, Insurrection, Civil Disturbance or Requisition, Acts, Restrictions, Regulations, Bye-laws, Prohibitions or Measures of any kind on the part of any governmental, parliamentary or local authority, Embargoes, Strikes, Lock-outs, or other Industrial Actions or Disputes. Under any such case the Owners shall be entitled to treat the contract as discharged.

Horsey Mill on the Norfolk Broads

'Roys of Wroxham' - 1 mile away, 4 minutes by car or 10 minutes walk. 'Roys of Wroxham' is a local supermarket that can provide you with everything you need and has its' own McDonalds.

Wroxham Village - 1 mile away, 4 minutes by car or 10 minutes walk. There are plenty of pubs and restaurants in the village. There is also a Nisa convenience store, pharmacy, Chinese takeaway, Indian restaurant/takeaway, fish & chip shops.

Museum of the Broads - 8.5 miles away, 16 minutes by car. If you want to discover the history of the Broads, visit the Museum of the Broads to have the stories brought alive in unique ways. Picnic area next to the river, dog-friendly. Open Sunday, Tuesday and Thursday from 10am - 4pm (Please note: you will need to check opening and closing times and days on their website).

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning. Broads By Cycle offers bike hire in several pick-up and drop-off docking areas.

Great Yarmouth - 19 miles away, 32 minutes by car. Norfolk's premier sea-side resort where there are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafes/restaurants. There are also a variety of shops and a market area for you to explore. For the botanists why not visit The Venetian Waterways ornamental gardens with its own boating lake and the Island Cafe.

Norwich - The City of Norwich is a 35 minutes’ drive, why not visit the medieval Norwich Cathedral, a Romanesque building with ornate cloisters. Or take a walk along the winding cobbled streets to Norwich Castle.

Wildlife - The Broads is home to a large number of different wildlife including seals, usually seen in the Horsey area 8 miles away - 18 minutes by car, otters, water vole and Chinese water deer. There are also many rare species of bird that have made the Broads their home, including bitterns, kingfishers, grebes, marsh harriers and warblers. During the summer months you might be lucky to see a Swallowtail Butterfly, the UK's Largest butterfly the makes the Broads it's home.

Nature Reserves - There are a variety of nature reserves to explore such as Hickling Broad, Ranworth Broad, Upton Broad and Marshes, Cockshoot Broad, Barton Broad, Martham Broad, Thorpe Marshes and Alderfen Broad. The closest being Alderfen Broad, just 5.5 miles away, a 14 minutes’ drive
