The Old Tearoom is a spacious and contemporary two bedroom holiday lodge located in the rural village of Sherfield English, on the edge of the New Forest National Park.

This impressive lakeside holiday lodge has easy access to the waterfront via a short pathway leading from the property, perfect for a spot of fishing when required. On the ground floor you’ll find a wonderful open-plan living area with plenty of space for the whole family; it boasts comfortable sofa seating, a large dining table with 6 chairs and a fabulous kitchen area with all mod cons including a full-size oven, hob, dishwasher, microwave, fridge freezer, washing machine, toaster & kettle. A large wall-mounted TV offers Freeview with an integral DVD player. Upstairs you’ll find two bright and airy bedrooms, one double and one twin, both with storage provided; the double room also has its own TV and a charming Juliet balcony from which you can enjoy views across the lake and surrounding countryside. French doors from the living room lead to a large, fenced, patio area which overlooks the lake and is equipped with an outdoor dining table and chairs - perfect for lazy sunny afternoons or al fresco dining. However, for guests who’d prefer to dine out, there is a pub within a 5 minutes' drive and two more in the next village about 10 minutes away by car.

The Old Tearoom is a superb choice if you’re looking for a relaxing waterside holiday, where you can enjoy a spot of fishing whilst kicking back with family or friends. The lodge is situated on a private fishery with 3 well stocked Coarse & Carp fishing lakes. Fishing on site is included in the price for a maximum of 2 people, then there’s a charge of £10 per person per day, payable onsite, for any additional people who would like to fish during their stay. The property also has a shed with a bait fridge - useful for storing fishing equipment, bikes etc.

The village of Sherfield English makes an absolutely perfect base for discovering the beautiful surrounding area in and around the New Forest; with popular destinations such as Lymington, Beaulieu (motor museum), Southampton, Portsmouth, Bournemouth, Salisbury and Christchurch all within an hour’s drive. For families with younger children ‘Pepper Pig World’ and Marwell Zoo are also within easy reach and the south coast is just 40 minutes from the property by car.

The holiday lodge is strictly no smoking.

Booking is from 3pm on the day of arrival to 10am on the day of departure.

We do expect that guests take care of all the contents of the Lodge and that all equipment, utensils etc are left clean and tidy at the end of your stay.

No fishing equipment is allowed in the Holiday Lodge. There is a shed provided with the Lodge for all fishing equipment, wet weather gear, prams or bicycles that you wish to store. There is a separate fridge for fishing bait. The shed is for sole use of the Lodge and you are provided with a key for the padlock.

The Lodge is cleaned and carefully checked between each let.

All bedding and towels are provided for you but not cot bedding.

All breakages must be reported and either replaced or paid for at the end of your stay.

The owners reserve the right to seek compensation for any damage discovered after the guests have left.

The accommodation is only for the use of the persons shown on the booking form. No letting or subletting is allowed.

The owners have the right of access to the property at any reasonable time during the let.

The guests agree that the broadband facilities are not to be used for unlawful purposes.

No pets allowed.

The owners regret that they can not be held responsible for any accident that occurs whilst on the Fishery, Lodge or premises.

Supervision of all children is the responsibility of the parents/guardians. The owners regret that they cannot be held responsible for your children. This is a fishery with open access to DEEP LAKES and strangers fishing on a daily basis! Please be extra careful.

The owners will not accept responsibility for loss or damage to any luggage, bicycles, pushchairs, fishing equipment, cars or their contents.

If guests have any problems with the accommodation then they are to contact the owners immediately so the problem can be resolved.

The owners reserve the right to terminate the booking without refund if the behaviour of any guests is considered unacceptable, or the the number of guests exceeds that stated on the booking form.

Confirmation of your booking will be made once the deposit is received and the balance of payment is due a month before arrival date.

All deposits are non-refundable.

Holiday insurance is recommended but not a mandatory requirement for booking this property. However no money can be refunded if you cancel as you are legally bound to pay for a holiday you cancel.

Important Information

  • Please note fishing is not permitted from the balcony.
  • 3 well stocked fishing lakes.
  • Fishing onsite is included in the price for a maximum of 2 people. A charge of £10 per person per day is payable onsite for all additional people who would like to fish during their stay.
  • Sole use of the fishery after 7.30pm (along with the guests staying in Josie Shepherds Hut & Esmeralda Shepherds Hut.) Night fishing is only available for guests staying onsite.
  • Day tickets are sold on the understanding that the welfare of the fish and the preservation of the surroundings are upheld at all times by all visitors, not just the anglers.
  • A maximum of 2 rods per person.
  • No keepnets, boilies, floating bait, bolt rigs or semi-fixed rigs or floating poles please.
  • Bait boats are not permitted

Lodge Lake

  • 23 pegs.
  • There are a high number of double figure fish in this lake. Also within the lake are Tench (gold and green), Bream, Perch, Roach, Crucians and Barbel.

Calvert Lake (The Match Lake)

  • 28 pegs.
  • Local Angling Clubs regularly use this lake for their matches. It contains carp, crucians, silvers, bream, chubb, tench and many more species.

Kingsfishers Canal Lake

  • 10 pegs.
  • A reproduction of a canal which is ideal for small matches or corporate days. This lake is stocked with Carp, Barbel, Roach, Crucians, Bream, Tench, (gold and green) and Chubb.
