Yare View Lodge is in a charming location on the edge of the riverbank in Brundall in the heart of the Southern Norfolk Broads. This is the ideal place for rest, relaxation and a spot of fishing directly from the lodge quayside. You are in a prime position to also explore what this beautiful county has to offer from stunning coastlines, seaside attractions and medieval cities such as Norwich. This pet friendly lodge means the whole family can come along for the adventure.

The lodge is perfect for a small family or a group of friends wishing to do a spot of fishing or explore the various river navigations. Sleeping up to 4 people with a double bedroom and a twin bedroom. You also have an open plan kitchen, lounge and dining area offering plenty of space for relaxing as well as a family bathroom. The patio doors lead from the lounge onto your outside space overlooking the river. Here you have a picnic table and a small bistro table and chairs where you can enjoy your morning coffee as the river bursts into life or have a late afternoon aperitif as you watch those famous beautiful Norfolk sunsets. There is a small lawned area for lazy afternoons with a book or for a spot of sunbathing.

Yare View Lodge also has a mooring available to moor a day boat, allowing you to explore what the broads has to offer via the water. Please advise if you are bringing a boat with you. Alternatively, you can just sit back and watch other boats cruise on by. In addition to boats there is the opportunity to see a variety of local wildlife so bring along your binoculars as there is an abundance of activity throughout the year. You can even try a spot of fishing direct from the quayside of the property during the open season, which runs from 16th June to 14th March. A bait fridge is provided in the shed where you can also store your fishing equipment. Please ensure you have a valid rod licence.

Please Note: Caution should be observed with young children and pets as the river’s edge is unfenced.

Brundall village is well serviced with a good selection of shops including a supermarket, garden centre, chemist, and a selection of take away restaurants as well a train station with links to Norwich and Great Yarmouth. You will also find a couple of nice riverside pubs if you fancy dining out one evening after your busy day of activities. However you choose to spend your time at Yare View Lodge you will be captivated by this exceptional location and will wish to return here time and time again.

Location Information

Yare View Lodge is in a fantastic location on the Norfolk Broads, within easy reach of the local villages, pubs, restaurants and attractions.

The property is situated perfectly for exploring places on the broads, such as Norwich or Great Yarmouth, accessible easily by car and rail, the nearest train station is Brundall.

The Norfolk Coast and sandy beaches are a short drive away from the property.

There are numerous family-friendly attractions in the local area, including Wroxham Barns, BeWilderwood, Bure Valley Railway and Broads Tours river trips.

Bookings are subject to the following terms and conditions.

Making a Booking and Deposit

It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
A non-refundable 25% deposit of the holiday cost is payable at the time of booking. Bookings made less than 4 weeks before your arrival date must be paid in full.
The balance must be paid no later than 4 weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent.
The maximum number of persons using the accommodation at any time must not exceed those listed on the booking form. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
Bookings cannot be accepted from persons under eighteen years of age.
The owner reserves the right to refuse a booking without giving any reason.

Amendments

Any amendments should be notified in writing and will be charged at a fee of £35 per change.

Cancellation Terms

All cancellations must be notified in writing. If you cancel your holiday more than 4 weeks before it is due to start, then your deposit will be forfeit. If you cancel less than 4 weeks before the holiday, then the full balance remains due and is not refundable.
We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Hiring Terms and Liabilities

We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.
Vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be at your expense.
In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.
Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
Please do not move any furniture from one room to another.
The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.
No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.
The owners are not responsible for the loss of any personal belongings or valuables of the guest.
All inventory must remain in the property and not be taken to another property. Portable barbecues are allowed on site but not on the decking area and you are responsible for disposal.

Pets

Pets are welcome in selected lodges but are limited to 2 per lodge with a maximum size of 40cm. The pet charge is per dog.
Please respect the following - Keep pets off the furniture. Excercise pets outside of the garden - do not leave pet waste anywhere. Do not allow pets in the bedrooms. Remove pet hairs from the carpets and furniture before you leave. Do not leave pets unattended in the property. Supervision of pets required at all times for their own safety. You will be responsible for any costs incurred by damage to the lodge and/or furniture.

Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties.

Noise Levels

Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.
We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

Fishing on the Broads

Important Information

  • Fishing is available direct from the decking of the property.
  • The variety of fish on the Broads include: pike, carp, eel, bream, roach, trench, perch and rudd.
  • A fishing licence is required, this can be purchased online via the Environment Agency here.
  • Fishing available during open season. Closed season is between 14th March - 16th June.
  • Use barbless or micro-barb hooks where possible. They are kinder to fish and hook removal is much easier.
  • Return your catch carefully, do not slide or tumble fish down the keepnet into the water.
  • Bait Fridge available at the property.

Local Attractions

Canoeing on the Norfolk Broads

Brundall - The village centre is 1 mile away, where you can find a Co-op, as well as an Indian, a Chinese take-away and a fish and chip shop for eating out.

Norfolk Premier Golf - 2 miles away, 10 minutes by car, is the local golf course, with a 9-hole course, 26 bay driving range, with Toptracer Technology, and a pirate themed adventure golf for all to enjoy. Also on site is a coffee and sports bar to grab a bite to eat after your round of golf.

Norwich - The City of Norwich is a 20 minutes’ drive, why not visit the medieval Norwich Cathedral, a Romanesque building with ornate cloisters. Or take a walk along the winding cobbled streets to Norwich Castle.

Museum of the Broads - 19 miles away, 35 minutes by car. If you want to discover the history of the Broads, visit the Museum of the Broads to have the stories brought alive in unique ways. Picnic area next to the river, dog-friendly. Open Sunday, Tuesday and Thursday from 10am - 4pm (Please note: you will need to check opening and closing times and days on their website).

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning. Broads By Cycle offers bike hire in several pick-up and drop-off docking areas.

Great Yarmouth - 16 miles away, 30 minutes by car. Norfolk's premier sea-side resort where there are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafes/restaurants. There are also a variety of shops and a market area for you to explore. For the botanists why not visit The Venetian Waterways ornamental gardens with its own boating lake and the Island Cafe.

Wildlife - The Broads is home to a large number of different wildlife including seals, usually seen in the Horsey area 19 miles away - 35 minutes by car, otters, water vole and Chinese water deer. There are also many rare species of bird that have made the Broads their home, including bitterns, kingfishers, grebes, marsh harriers and warblers. During the summer months you might be lucky to see a Swallowtail Butterfly, the UK's Largest butterfly the makes the Broads it's home.

Nature Reserves - There are a variety of nature reserves to explore such as Hickling Broad, Ranworth Broad, Upton Broad and Marshes, Cockshoot Broad, Barton Broad, Martham Broad, Thorpe Marshes and Alderfen Broad. All within a 35 minutes’ drive, the closest being Thorpe Marshes, just 5 miles away, a 15 minutes’ drive

Family Days Out - There are many places to take the family such as - BeWilderwood(11 miles, 25 minutes by car), Bure Valley Steam Railway(19.5 miles, 40 minutes by car), Fairhaven Water Garden(8.5 miles, 20 minutes by car), Hippodrome Circus(16.5 miles, 30 minutes by car), Hollywood Indoor Adventure Golf(16.5 miles, 30 minutes by car), Sea Life Centre(16.5 miles, 30 minutes by car), Thrigby Hall Wildlife Gardens(12.5 miles, 25 minutes by car), Wroxham Miniature Worlds(9.5miles, 20 minutes by car), Wroxham Barns(11 miles, 25 minutes by car).

Boat Hire - The best way to explore the Broads is by boat! Day boats are available to rent from Buccaneer Boats, a few minutes’ walk from the property. Canoes and kayaks are available to hire in many locations on the Broads, for Brundall you can use Buccaneer Boats or go into Norwich and use Pub & Paddle.

Access Information

  • Parking is available adjacent to the property via a level driveway and paved path.
  • A gravel path leads and a wooden gate leads you through to the property entrance.
  • Entrance to the property is via the ramped access.
  • The property is all on one level inside.
  • There is a threshold step leading from the French doors out onto the level decking.
  • The top level decking is fenced with a further 2 steps lead down to the lower decking and water's edge.
  • Fishing is available approximately 6 metres from the property via the stairs or ramp.
  • Fishing is available direct from the quay heading.
  • Please Note: The water's edge is open and unfenced so caution is required.
