River View is situated in a wonderful riverside position on the banks of the River Yare close to the popular village of Brundall. Brundall is located in the heart of the broads just South East of Norwich city centre and is an ideal base from which to enjoy your Norfolk Broads holiday.

This charming pet friendly riverside property is perfect for a small family. The property sleeps 4 people in one double bedroom and one twin bedroom. There is a large decking area with patio furniture, ideal for sitting out and enjoying the views. Enjoy your morning coffee whilst watching the boats cruising by on the river. Caution should be observed with young children and pets at the bottom of the garden next to the river’s edge.

There is a pontoon at the bottom of the garden which makes it the perfect spot for fishing during the season of 16th June to 14th March. The pontoon also provides a private mooring if you would like to hire a day boat to explore the area. This is often a good way to learn about the various river navigations and enjoy the beauty, biodiversity and tranquillity of the broads such as Hickling, Ranworth and Barton Broad.

The property comes with gated parking for up to 3 cars if you wish explore further afield towards the Norfolk coast such as Horsey or Cromer. A 5 minute walk will bring you to Brundall train station which provides you with excellent train connections to the medieval city of Norwich or a nostalgic day at the seaside at Great Yarmouth. However, with your accommodation having such a beautiful backdrop on the river you may just enjoy soaking up the Norfolk sun and taking time to recharge the batteries allowing you to return home all refreshed from your time away.

Location Information

River View is in a fantastic location on the Norfolk Broads, within easy reach of the local villages, pubs, restaurants and attractions.

The property is situated perfectly for exploring places on the broads, such as Norwich or Great Yarmouth, accessible easily by car and rail, the nearest train station is Brundall.

The Norfolk Coast and sandy beaches are a short drive away from the property.

There are numerous family-friendly attractions in the local area, including Wroxham Barns, BeWilderwood, Bure Valley Railway and Broads Tours river trips.

Bookings are subject to the following terms and conditions.

Making a Booking and Deposit

It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
A non-refundable 25% deposit of the holiday cost is payable at the time of booking. Bookings made less than 4 weeks before your arrival date must be paid in full.
The balance must be paid no later than 4 weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent.
The maximum number of persons using the accommodation at any time must not exceed those listed on the booking form. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
Bookings cannot be accepted from persons under eighteen years of age.
The owner reserves the right to refuse a booking without giving any reason.

Amendments

Any amendments should be notified in writing and will be charged at a fee of £35 per change.

Cancellation Terms

All cancellations must be notified in writing. If you cancel your holiday more than 4 weeks before it is due to start, then your deposit will be forfeit. If you cancel less than 4 weeks before the holiday, then the full balance remains due and is not refundable.
We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Hiring Terms and Liabilities

We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.
Vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be at your expense.
In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.
Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
Please do not move any furniture from one room to another.
The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.
No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.
The owners are not responsible for the loss of any personal belongings or valuables of the guest.
All inventory must remain in the property and not be taken to another property. Portable barbecues are allowed on site but not on the decking area and you are responsible for disposal.

Pets

Pets are welcome in selected lodges but are limited to 2 per lodge with a maximum size of 40cm. The pet charge is per dog.
Please respect the following - Keep pets off the furniture. Excercise pets outside of the garden - do not leave pet waste anywhere. Do not allow pets in the bedrooms. Remove pet hairs from the carpets and furniture before you leave. Do not leave pets unattended in the property. Supervision of pets required at all times for their own safety. You will be responsible for any costs incurred by damage to the lodge and/or furniture.

Parking

Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties.

Noise Levels

Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.
We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

  • Parking is available adjacent to the property via a level driveway and paved path.
  • There are 4 steps to the entrance of the property.
  • A handrail is available on the left hand side.
  • The property is all on one level inside.
  • There is a threshold patio step leading onto the decked patio.
  • There are 4 steps leading down from the patio to the main garden. A handrail is available on both sides of the flight of stairs.
  • Fishing is available approximately 12 metres from the property. Access is via the level lawned grass garden at the rear.
  • Fishing is then available directly from the pontoon at the end of the garden.
  • Please Note: The water’s edge is open and unfenced so caution is required.

Fishing on the Broads

Important Information

  • Fishing is available from the platform at the bottom of the garden.
  • The variety of fish on the Broads include: pike, carp, eel, bream, roach, trench, perch and rudd.
  • A fishing licence is required, this can be purchased online via the Environment Agency here.
  • Fishing available during open season. Closed season is between 14th March - 16th June.
  • Use barbless or micro-barb hooks where possible. They are kinder to fish and hook removal is much easier.
  • Return your catch carefully, do not slide or tumble fish down the keepnet into the water.

Local Supermarkets - There is a Co-op in Brundall.

Brundall - The village has 2 supermarkets as well as an Indian and a chinese take-aways and a fish and chip shop.

Pretty Norfolk Broads Villages & market towns nearby - Horning, Coltishall, Potter Heigham, Ludham.

Norwich - The City of Norwich is a 10 minute drive or 40 minute walk away.

Museum of the Broads - Visit here to discover the history of the Broads. Picnic area next to the river, dog-friendly. Open Sunday, Tuesday and Thursday from 11am - 3pm.

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning.

Bike Hire - Broads By Cycle offers bike hire in several pick-up and drop-off docking areas.

Great Yarmouth - Norfolk's premier sea-side resort. There are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafes/restaurants.

Wildlife - The Broads is home to a large number of species including seals, otters, water vole and chinese water deer.

Birds - There are many rare species of bird that have made the Broads their home, including bitterns, kingfishers, grebes, marsh harriers and warblers.

Nature Reserves - Hickling Broad, Ranworth Broad, Upton Broad and Marshes, Cockshoot Broad, Barton Broad, Martham Broad, Thorpe Marshes and Alderfen Broad.
